can i close a doorway in an existing apt?
i want to make the roof accessibility better by adding a stairway up to the roof instead of the “ladder and roof hatch,” But i may have to block or eliminate a door in one of the rental apts. They have a door to the hall that will not be blocked and a fire escape that leads to the roof and to the back yard. Can I close one of the doors that the tenants never use in fact they have a bookshelf blocking the door. Any elp is appreciated.

How Can I Break Up Concrete Fiberglass Rock?
yes you heard it a fiberglass concrete rock hollow inside. about 5 feet long and 2 feet deep by 2 feet tall. tried to smash it/ got a hole in the top thats about it. tried to smash its sides bounced. tried a saws all with a cement blade ,it burnt the blade. and it did not knik it.

rent control tenants late with rent
the rent control tenants (since september) have been late with rent and then its not complete. So as of today they payed 1/2 the rent and the rest will not come till next week. I have been extremly understanding …sometimes things are hard. But this is now a convinience pattern especially since they just bought a huge plasma tv this week. Can I charge a late fee? or what can I do?

electrical switch in bathroom
the rent control tenants have a bathroom with a light switch above the tub, There is no shower. It is the ground plan from the 1920 renovation. this is the way we inherited the building. tHE PAST LL tried to renovate the bathrooms but they refused because the rents would go up. What are my rights and obligations.

tenant damages
have a tenant that once again has created a lot of water damages. they knew that they were not suppose to use a home made utility. I just finished replacing the roof on the second floor from a leak under their bath tub. which cost 700 dollars to fix and re- plaster the ceiling. the time before they caused 2000 dollars worth of damages but I was unable to pin point the source of the water. They are rent control with no security deposit. what can i do? ive contacted our lawyer but have not heard back from him

kitch remodel suggestions and price guesstimate
I have a kitchen that needs remodel. Structure work The wall needs to come down and a joist support put in place. Another Beam may need further support. I need pipes moved to an island. and the floor leveled. Those are the big works. I have designed the layout and know exactly what i want. I need to replace the range and refrigerator. I want a combination of open shelves and cabinets. I figure 20-50K I am more open to hire a design build firm. Any ideas would be great. Thanks
