condo eviction


has anyone experienced eviction from a condo? most of the posts i searched on the forum were about renters who were being evicted.

does the process work the same way, ie serve them, marshall comes, knocks on door, if no answer, breaks down door, changes locks, etc?

Mortgage Question on Acris


in acris, on most of the deed records, party 1 is the name of the buyer. party 2 is usually the mortgage lender, like chase bank or citibank or wells fargo.

what happens if there’s a name on it like ‘Residential Home Funding, LLC’

is this some private mortgage entity?

is this better or worse than having a large lender own the mortgage?

Renter Says He Will Be Out 7/1 and If Not?


a renter says he will be out by 7/1. i have a tenant already set to move in. if the renter does not leave by then, i plan on bringing in a locksmith and changing the locks whether they like it or not and whether they are still living there or not.

is this legal?

a/c – cost to refill freon


i just paid $260 to refill the freon on my condo rooftop a/c unit. did i get ripped off, or is this a fair price? $95 for service call and $165 to fill it.

illegal construction in condo


a tenant in our condo decided to break down a wall and co=opt the space behind it as part of his residential living space. aside from not getting the necessary permits, this is not his space per the offering plan. our lawyer sent a cease and desist letter and the board went into inspect it, but construction continues to this day. the condo board wants to use the ‘self-help’ rules and wants to draft a letter. does anyone have experience in this or what such a letter would look like? should i break into her apt and sheetrock up the wall myself? haha.
