Challenging a Share Allocation in a Coop


I have an apartment that on the offering plan had the roof rights, but the roof rights were then given up shortly after the building went coop (in the 1980s) but the shares were never reallocated. As a result I have one more share then other apartments the same size, which is a 10% more on the maintainence and assessments. Is there any way at this point to protest/challenge this legally and what would it entail? Does anyone have any thoughts. I don’t see the board responding without some sort of challenge (its an old board that has been sitting in the same position for ages in a small coop building). Any advice

should coop share allocations change if one gives up roof rights


I bought into a small (11 unit) coop recently which has a somewhat entrenched and never changing board.. When I bought I saw that my apt had the roof rights with it in the offering plan, the president then told my lawyer that these had been given up, I was fine with this as it was not advertised as having roof rights. However recently I have realized that I have more shares then other apartments in the same line, 20% I think, and am on the top floor of a walk up. I realize that this is because the apartment had the roof rights, it appears that when the roof rights were returned to the coop there was no share reallocation. The couple was very old who owned the unit and obviously did not negotiate anything. Is there any legal recourse I have in this situation. It means my maintainance is actually about 150 more then others in the same line and I feel that the head of the coop, who has been head for 30 years was not really bona fide in this instance, or is this just something that I have no ability to contest at this point.

Painting a Basement/Laundry Room Floor


Looking for some advice, We are getting our basement painted (in an old brownstone) and it is the laundry room. Currently its an old stone floor that traps dust and more.. we don;’t have the money to tile or relay it, but we want to paint it to seal it and make it easier to clean. What would anyone suggest as the best type of products, paints/sealers to use. I have someone who is doing it, but we have to provide the paint etc. we want to be able to sweep and mop up with more ease then at the moment. (there is a drain in the floor)

Ideas for Room Dividers


Wondering if people have some ideas. We have a very large bedroom (21 feet by 14) with four windows along two walls (that meet- ie a corner building). I really want to come up with a way to separate out some space for an office/work area, I was wondering about building a “fake” wall, not up to the ceiling, or something that would not create a third tiny “closet” room but would allow for a sense of another space. I have thought of glass panels, or something, but just wondering if people have any ideas of types of walls or how others might have done it. Or even recommendations of someone I could consult with for ideas (not sure I want to go for a whole architect due to finances, but a consult of some such to help me come up with the best solution)

Suggestions for Shelving


We just moved into a new apt, and have mounds of books (two academics) that need to be put up. I am interested in getting shelving, I had thought of built in, but I actually prefer shelving that is on the wall and shows the wall behind. And to save money, as opposed to getting a master carpenter to build them, instead get someone to install ready made shelves. wonder if anyone has any suggestions of shelving they have used they like. We have a lot of exposed brick on one side, and also a painted wall on the other. havent decided the best place to put them, and some depends on the type of shelving we find and price.

Any suggestions of places to find interesting shelving would be appreciated.

Movers for Walk Ups


Hi, I am moving out of a one bed. walk up 500sq foot (4th floor) into a walk up (forth floor). Must be a glutton for punishment..

Any suggestions for movers. We don’t have too much that is valuable, a lot of books… staying in the neighborhood (cobble hill to carrol gardens).

I haven’t decided yet if I will pack it up myself or pay someone. I might partial pack if that is possible (eg all books I can pack and the kitchen)

Accepting a FSBO Offer


I am selling a one bedroom, and it looks like I have some offers coming in. In terms of deciding whom to accept (I am aware of the coop board and its requirements as I am on it) but does anyone run a credit check on the prospective buyer before accepting, to be sure that nothing ontoward will show up? What do you ask for?

I will have to find a new place very quick (or rent instead). Any advice on buyer’s brokers in the brownstone brooklyn area, mostly fort greene clinton hill, propect heights etc. to help me look..

Form for Co-op Offer?


Hi, I am selling my coop FSBO. Does anyone know where i could get online or elsewhere an example of a form for a potential buyer to make an offer. I presume ontop of the offer I would want to know information about the seller to assess the offer in relation to the coop, the board and the feasibility of the sale going through.

Buying a Multifamily House


My husband and I are considering buying a multifamily house with another couple (two family). I am just wondering if anyone has any advice before we even start. Do we have to have the legal side drawn up BEFORE we apply for the mortgage, or is it possible for each couple to get a mortgage without that part done. Also what sort of downpayments are needed for a house as opposed to a coop?
