Roofing Question
Am considering replacing a roof, but am not familiar with the work required. Can anyone shed some light on pricing, how the job is done properly, etc.? Thanks all.
Maximum Base Rent Program?
Could anyone explain to me how the MBR program actually works? I looked through DHCR’s application and it was extremely confusing.
My general understanding is that a landlord can increase a rent control tenant’s rent by a marginal amount and this amount is determined by the maximum base rent program. If someone could shed some light on this, that’ll be great. Thanks.
Architect Quote
I own a corner property and consulted with an architect with the idea of splitting one store into three stores. He told me that it was easy to do on buildings built before 1968. He said the only requirements are that each space must have its own partition with a door connecting it to the other space. He quoted me 2500 for the plans and an additional 600 filing fees.
Couple of questions – are such plans legit,? has anyone done them and could share some light on them? and does the price sound all right?
Water Leak
My tenant called me up last week and told me she might have a leak. I went to check it out and the floors were bumpy and swollen, and it appeared the water was coming from underneath the tiles. I automatically assumed it came from the walls, but the pipe wasn’t leaking. I left a pan there. The following week, the pan was full. Furthermore, the commercial store downstairs said that her ceiling leaks nearly every day. Yet, I cannot find the source of the leak. I’ve gone to the apt upstairs and ran out the faucets, toilets, showers, etc, but no leak.
Any idea what the problem is? And should i consult with a water leak expert. Anyone have any dealings with them?
One Storefront, Two Uses
I have a commercial tenant who uses my storefront as a deli. I am considering using a part of the store for my own business. What are the possible issues I should be aware of? For example, do I need a separate eatery permit if the deli already makes hot sandwiches? Can I open a second entrance for my own business? Is this considered subletting a store? Or is it an illegal use of the premise? Thanks.
