Potentially Dumb Lawyer Question
Forgive me, I realize that this is probably a really dumb question. Does your lawyer need to be located in the neighborhood where you are buying? My broker seemed to say something to this effect today (I am looking for a good lawyer…) Maybe to make things convenient for everyone? Is there any particular reason why a lawyer located in manhattan or another part of brooklyn would not be suitable to represent us in bushwick/ridgewood?
Still Hard to Obtain PMI?
I have browsed old posts concerning the difficulty in obtaining PMI in the current lending climate. Does anyone have any recent experiences? We would like to put down 10% on approx 570-590k 2 fam brownstone. 20 % would really wipe out our entire savings which feels really scary in this economic climate. And we will need to do work on the house…Is the bank going to be able to predict how difficult it may be to get MI? We don’t want to get approved for the loan, but then not be able to get insurance…
inspection process
We are first time buyers. Just wondering what the process is after you get your inspection report. The inspector does not include any kind of cost to repair estimates in his report, does he? If there are major issues (heating systems, plumbing, electric, etc) which are problematic, how do you get an idea what they will realistically cost to fix? Do you have to get a contractor in at that point? I would appreciate any and all advice!
Disclosure Statement
We are first time buyers, getting advice from parents who have alot of experience buying/selling properties, but not in NYC. We have been told we should ask for a disclosure statement from the sellers stating all the problems and repairs done to the property. Our broker told us that most old houses (the property in question is a 2 fam brownstone in ridgewood) are generally “as is” and do not release or fill out this statement. We live in a very similar (nearly identical) house as the one we are looking to purchase so we are familiar with the potential problems and associated costs-electricity, heating, plumbing etc. Will most of things be revealed in a good inspection? Should we not worry about this disclosure statement?
good inspector recommendation?
We are about to make an offer on an old two fam brownstone in Ridgewood. Can anyone recommend an inspector they have used? Are inspectors licensed? Thanks!
