Termite Treatments That Work? + Cost for Joist Replacemts?


What termite treatments have you done to your house and what seems to have worked?

We have talked to two outfits and these seem to be the options:
-drilling 3 holes into each beam end and putting some sort of syrup substance into E V E R Y to create a wall of defense
-drilling holes in the floors along the foundation walls, filling with something (called phantom??) and sealing the hole, this is for both inside the house and outside.
-spraying boracare inside all walls, floor and beams – everywhere
-sealing all the concrete walls & floors (not for water issue in this case but to close up holes?)

The tactic seems to be create a wall of defense with all these numerous holes all round the house. It is NOT cheap and I wonder if there is anyway to figure out what is overkill. Its funny, I equate holes with letting water in and yet the termite solutions seems to be creating tons of them…

Some of the really badly eaten joists probably needs to be replaced… Has anyone done this and how much does each joist run you (current joists are 3x8x21.) Does anyone have contractors that are actually good at replacing structural elements to recommend?

Roofer for small garage? Special clay tiles?


The roof of our small flat detached garage needs to be completely gutted. I would say most of the joists also need to be replaced. Does anyone have any roofers they would recommend for a job this size?

In addition, I am at a loss to where to find replacement roof tiles to match the existing. The front has these rectangular ones (top of pic) and the parapet covers (bottom of pic) also has these special pieces. Some of my neighbors have gone to asphalt singles but I rather avoid that if I can.

Sales Tax on Services?


I’m trying to find someone to do some demo/hauling. One guys said I would have to pay sales tax if I wanted to write a check. But no sales tax if I can pay cash. So shady, don’t you think?
So I’m wondering, is there even sales tax on services? Sucks that we are really needing to do this to move on and can’t find anyone else to call…

Termites are Back. Demo Plaster Ceiling?


Sigh, termites are back in our house. The house we purchased has a history of termites. The last owner really let it go and there is at least two replacement beams in the basement and new columns poured.

Well, I’m gutted to find new hanging tunnels over the weekend hanging from the joist in the exposed part of the basement. The back half of the basement (approx. 21ft x 16ft) is the old plaster and metal lath ceiling that has been untouched (we do see some termite bait traps attached to it.) I’m super worried now.

So we are thinking of tearing EVERYTHING out (inculding above the furnace and boiler) and have all the wood treated with Boracare? Is that a good idea? I know there are conduit up there and I see values and stuff sticking out.

We want to do this right as new homeowners and never have them come back again? especially before we finish up the basement.

Looking for recommendations for someone to do this job, if you know of anyone. How much would this cost approx?

I am a little worried because I know there are electrical conduits running above this ceiling so I would assume demo-people know this and are careful?

Shared Driveway, Right of Way, Easement Issue


I have a question regarding the part our property which I believe is called an “easement” – I’m trying to figure out what right we have as owners of that of land. The land in question is approx. 10ft in the back of our site – this 10ft makes up HALF of a common driveway shared by two long rows of townhouses (so homeowners can access their back garages.) We are the very last unit on the end of this long common driveway, yes, at a deadend that is almost a whole block deep, a magnet for those looking for a dark hideaway…

My understanding of an easement is that it allows people to use your land to travel over, but it doesn’t mean they have a right to park there, correct? I looked on the survey and its called out as “Right-of-Way.” Is that the official term? Where can I find out the laws and our rights regarding this 10ft space?

Our problems are exacerbated by our neighbor 3 houses down. He seems to tells all his friends they can park anywhere in this common driveway. He takes no responsibility for where they park and has told us to our faces, he will vouch for them if they are towed. Then there are others who do not live anywhere on the block and are looking for a place to do drugs or have backseat sex in a dark place. It’s hard to tell the two apart and the latter type will leave all sorts of trash back there after their trysts.

What would you do in this situation? We don’t want our backyards to become a breeding ground for this kind of business and yet neighbor guy is unwilling to even tell his friends to stop parking there to help us out weed out the two… he seems to think he and his guests are allowed to park anywhere, behind anyone’s house along the whole driveway easement. Is our only solution to go out there every time a car is parked, shine a flashlight inside, hope no one pulls a gun or anything if they are doing illegal stuff out there? My husband is away on trips a lot and one of his concerns is retaliation, especially when he is not around…

Reconfiguring Radiators


Reconfiguring radiators to make a passthrough

There is an enclosed backroom built off of the back of our mid40′s townhouse. Currently the only way to it is through the kitchen which is adjacent to the dining room. The picture here is from the dining room looking at the original exterior wall/window. We would like to remove the window, knock out the knee wall, reconfigure the radiators – to provide a direct opening from the dining room instead.
I’m wondering what our options are, assuming this can be done.
The current unit is not attractive.
- if I want to split the heat output (put one unit in the backroom and one unit in the dining room,) what I can buy as replacement? Old radiators (to match the other old fin ones in our house)OR is there any new attractive radiators out there?
If I buy old fin radiators, how do I figure out # of fins to buy?

I imagine I would call a HVAC guy to do this work? Any guestimates as to how much this might cost?

Our Closing Experience


We closed recently and there were some things that bothered me during the process. I’m wondering if anyone experienced similar things and have any comments.

Firstly, the actual closing event was like a zoo. People were talking over each other. It was super hard to hear whenever our lawyer was trying to summarize the gist of each document we were signing. What came through my mind was how could anyone concentrate on what they were doing. Is this the norm?

I had no idea the role of the title closer. I wish I had known about this and done a little more research. From what I can gather, the title closer is selected by our lawyer? At least our title closer seemed infinitely chummy with our lawyer. Ours kept getting my name wrong. They made a big deal about my husband’s name, penning in his middle initial as that got left off. Well, we have the official deed now and my name is incorrect. The last part of the first name is now listed as part of my lastname. I kept telling the title guy over and over that the hyphen meant the first two words were my firstname but I guess he still didn’t get it. How hard is this to correct and will there be implications later on when we go to sell? The mortgage is only in my husband’s name.

After all this mix up, we were told to write the closing guy $250…

The bank has the wrong escrow amounted listed for our real estate taxes. I found out later this number is given to them by the Title guy. Somehow the bank interpreted a quarterly tax amount to be an annual tax amount. That is a HUGE under-estimate. For some reason, our lawyer’s answer to this was to tell us to write a check for the upcoming Jan’10 payment to the Title guy and pay him an extra $30 to open this escrow account. I’ve since tried to alert the bank but no one seems overtly concerned. Telling me, the computer will self-adjust when it discovers this issue.

I HATED not getting the HUD statement until I asked for it from my lawyer. Even then, the document I got was half filled out and it was hard for me to check to be sure there weren’t any bogus amounts. He kept telling me I wouldn’t understand the amounts and that things were not finalized yet.

The bank’s lawyer. At the closing I asked why there was a charge of $150 for wire transfers that did not show up in the GFE the bank had give me. The bank’s lawyer told me they were “allowed” to charge up to that amount for that service. My lawyer looked at me and told me that a GFE was only an estimate. I was so frazzled that I didn’t think to call up the bank’s loan officer to double check. Afterwards, I did call the bank and they said, the bank’s lawyers weren’t suppose to charge that. When I asked about getting the $150 back, the bank said they couldn’t take any responsibility for that since the dealings were directly between us and the bank’s lawyer. I found this really odd since THEY picked the lawyer and THEY made us deal with him. Does this sound right?

Aside from my incorrect name on the title, I realize these might be little things but this house was a huge deal for us. I wish I had found better guidance about closing day… Its bothered me a bit since and I’m eager to hear your thoughts on this stuff..

Wood Panels for Garbage Pickup


We are spending this weekend tearing out all the wood panelling in our basement. My job is to pound out the nails from each board. Its taking forever. Does anyone know if the DSNY will have issues if I just cut off the tip with a grinder, so its flush with the surface? Does that do the trick?

Also, I’ve read their pamphlet and it says I can bundle them 2ft high by 4ft high. The planks are approx. 6 or 8 inches wide. This bundle seems extremely heavy to me… does anyone know if there is a weight limit at overrides the dimension? thanks!

Wireless Alert Systems


Does anyone have a wireless alert system they like? In my mind, a central voice box would announce whenever a specific door or window has been opened. For example, if I am on a different level of the house, I would like to know that the basement door has been opened for example…

I’m curious what other multi-level dwellers are using other than the central-point security systems like ADT, slomin etc…

Competent Mortgage Officer


This might be a weird question but in the mortgage process, how do you know if you are dealing with someone “good?” I am a first time homebuyer and like all industries, I am sure there are people that are more competent than others… I wonder who really is responsible for getting the job done? the officer that you talk to on the phone? The underwriter that you never see or ???
