Choosing a Selling Broker


Hi –

I am going to put my one bedroom apt in brooklyn hieghts on the market. last time I did this I used craigs list and it went fine. But in this market I may benefit from a broker. Can anyone advise me as to what is it I am looking for when I choose one, both broker and firm. I really have no sense of this. Any advice would be of great value.

Moving Equity to a New Apt


I wonder if anyone has any suggestions. I own a one bedroom in brooklyn and I want to buy a two bedroom in a different neighborhood. I have a good deal of equity in the old apt (around 250/280 K) as I bought it some time ago. I would however need to sell it to buy a new place. I only have about 60/70K in cash, and we are looking for something not more then 500K but putting alot of this equity in the apt again to keep outgoings low (our salary for both of us is about 130K)

Anyhow my question is, does anyone have advice about managing the sale/buy at the same time. How can this work. If I find somewhere I can put the 10% down at contract, and obviously want to put much more at sale, But I need to put my place on the market (it should sell quite easily although I can’t be sure, but the building has always done very well). I guess can I get a contract sealed with 10% down?) and does anyone have advice? OR do I need more cash in hand to start with 20%?

FSBO – Dealing with Buyer Broker


I have a few questions on this matter:
1. We’re selling FSBO and had someone come to our open house and say they are working with a broker. We got the feeling that they were interested in the apt. Their broker called us immediately afterwards asking us to sign a commission agreement. At this point, is it worth giving the broker some commission in order to help push the buyer along. If the buyer is really interested in the place, wouldn’t they still bid on it even if we decide we aren’t willing to co-broke? 2. Our NYT ad did not say FSBO specifically. Is it usual practice to state that you are FSBO and whether or not you are willing to co-broke?
3. The buyer broker is apparently legally working for the seller. What does this actually mean in practice? Once we sign a commission agreement, then are they obligated to negotiate on our behalf instead of the buyer they were originally hired by? What other items during the contract/closing process would they handle?

FSBO showings


Does anyone have experience with doing apt showings as the owner? Is it usual practice to let the buyer broker show the home to their client without you being there at all? I understand how the buyer would feel more comfortable looking around and discussing things without the homeowner there, but shouldn’t there be someone present on your side.
