Heating / Oil delivery Co. recommendation needed
I am an often out-of-town landlord, and am once again searching for someone I can rely on to keep my tenants warm in the winter. I am looking for an ”all in one” oil delivery & service company, because it seems difficult to get reliable service without a delivery arrangement, and vice-versa. However, if someone has a suggestion of two separate companies, great! This is what I am looking for:
-can order oil over the phone, with a credit card.
-will deliver oil when they say they will (or will call if there’s a change in the schedule and they can’t make it!)
-reliable emergency service, that is, a dedicated emergency line and prompt calls back outside of office hours
-delivers and serves in greenpoint
-reliable technicians who are really good with old oil boilers, not just a ‘mostly gas’ company, with a couple oil guys.
-fair prices
Ideally, if I could get a few recs., so I could check them out, that’d be great! I promise to reciprocate by posting my recommendations, etc.
Thanks for helping out!
Tenant application checklist?
The recent topic on credit checks was helpful, but I’m wondering if any landlords could share a quick list of everything that you ask for in a tenant application. I haven’t done it myself in a long time, and the last time I did it, it didn’t work out well. This time, I’ll do a credit check, although I know it doesn’t tell the whole story. I’ll also get their social security number, in case things go south like last time. But what if they don’t have an ss#? What do you get as a substitute? Is it unreasonable to ask for a copy of a recent bank statement, especially if they’re newly employed and don’t have 3 recent paystubs saved? And what if they need a guarantor, what do you ask for from them?
In general, if anybody has a checklist of all the things you ask for in a tenant application, or can point me towards a good website that has such info, that’d be incredibly helpful.
