Millenial Tenants?


For the landlords out there… Is it just me, or do the 20-something renters out there seem more indecisive and less courteous than renters in the past? I’ve been showing apartments in the past year to prospective tenants and I cannot remember so many no-shows for appointments, so many applicants who decide upon being notified that their application has been approved and then decide not to rent the place. Perhaps my memory is getting hazy?

How much does an adjuster typically charge to assist in a fire insurance claim that will probably be in the $40,000 range? Also, any recommendations for an adjuster that you were satisfied with? Thanks.

Attorney Recommendation Needed for Re-fi


Our co-op intends to re-finance in a few months. The attorney we used last time has joined a large firm and is now way too pricey. We need a recommendation for an experienced pro. ECB Outrage!


Today I received in the mail a $200 summons for having plastic hanger in a bag meant for plastic recycling. This nonsense has gotten totally out of control. Does anyone have any suggestions on who to contact about this escalating excuse for raising money off the backs of building owners? Also, can this violation be fought at a hearing or is it a waste of time?

Townhouse Gut Renovation?


I’m looking at a townhouse that will require a complete gut renovation (and I mean complete with nothing saved but the facade). I know this is basically an impossible question to answer, but can anyone give me a psf range on the renovation cost? This will be very high-end. Also, could use some recommendations for a GC with proven ability to handle a huge project like this. Thanks.

Laundry Room Contract?


Our building received a proposal from a laundry company that is offering us 50% of the collections (card system). Ignoring the merits of installing our own machines versus using a laundry company, does anyone know if 50% is par for the course? Also, how do we know what’s really being collected? It would seem to be pretty easy for them to provide bogus figures.. Thanks for any insight.

A bank (as a mortgage condition) is insisting I have an above ground encased oil tank pressure tested. How much should this cost and does anyone have a recommendation for a company or individual that will do this? Many thanks.

Question for Plumber or Boiler Pro


I have a gas-fired boiler in a multi-family that is coming on for heat in the summer! I have disconnected the Heat-Timer to rule that out. The boiler is not flooded and the aquastat (it has a coil) seems to be working properly. I’m stumped as to what might be going on.

Floor Sander?


I’ve got about 500 sq feet of red oak I need sanded and polyed. Called one guy who advertises at $225/room. I booked him to do the job after accurately describing it to him and when he arrives he tells me “these rooms are bigger than average” (which is nonsense-scam) The guy tells me he wants $875 instead of $675 so I sent him packing on principle. So, I’m back in the market for a sander. If any of you can recommend someone under $1.50/ft for sanding and 2-3 coats of poly I’d truly appreciate it.
