Facade Maintenance New Condo


I am considering about buying this new condo, but the street facade on 2 sides have IPE wood louvers, and the seller says it’ll last 15yrs.
Does anyone know how often and how $$ it is to maintain an IPE facade?
The 13 unit building is charging maintenance around $200/month in all the units and I worry that it’ll bring up the price once the facade maintenance or repair kicks in.

Townhouse in Williamsburg

I am a first time buyer and hope to get advice on this townhouse in Williamsburg.

I’m an architect and planning to renovate the property, live there, and rent the lower unit. What should I expect for insurance and
other costs associated with renting?
Does this look like a wise investment?

Becoming a landlord


I found a two unit Townhouses in Williamsburg near the L train priced under $1M. The house is in good shape.
My plan is to put 15%down at purchase and rent one of the two units to help me ease the monthly mortgage payments.
I am a first time homebuyer, but an architect, so remodeling is not an issue.
Could someone share their thoughts if this is a good longterm investment? and any issues that might come up in the near future?
