Sunroom Leaking/Glass Replacement Assistance Needed


Hi there, we have a sunroom off the back of our townhouse that is leaking huge amounts from one of the tops panes. It appears that the glass piece was too small and slid down so there is now a 2″ gap where water comes in. We are ordering a replacement piece of glass but need someone to remove the old piece/install the new piece ASAP.
Also, 3 other glass units are permanently fogged up which seems to indicate that water has gotten in and compromised their seal. We would order replacement glass for these panes as well but are looking for someone who has experience with sunroom systems to remove old panes, seal any leak and replace new panes. Our sunroom is a Florian system. Thanks in advance for your recommendations.

Scaffold Permit Question


We are looking to replace a section of our façade that currently has siding installed with new stucco. It amounts to maybe 1/3 of the total façade, the rest of which will stay intact. We found a reputable contractor who has done all the stucco work in our neighborhood and he is ready to go but he wants us to handle the permits if we need them.

I’ve been researching this and it seems that we are okay with up to 1 inch of stucco according to this link http://home2.nyc.gov/html/dob/html/reference/tppn0199.shtml. However it is unclear to me if we need a permit for the scaffolding. The contractor would not use hanging scaffolding; he will have the base for all the scaffolding within our property line and will use netting. However I can’t seem to find a clear answer as to whether or not the cut off for when you need a permit is if the scaffold is over 40 feet high or the building is over 40 feet high. Our building is 42 feet high but the contract is saying he would not need to build the scaffold that tall since the section to be stucco’ed is not up that high. Does anyone know where this is spelled out on the DoB website? If we do need a permit where do I apply for that? I only see info for hanging scaffolding on the DoB site. Siding/Facade Repair Rec. Needed


Hi there, we have a facade made of cement board shingles that appear to have been knocked loose with all the 50 MPH+ winds the past few days. One small piece of the facade had already fallen off and another much larger piece is hanging off precariously. Unfortunately this is 3 stories up and not accessible from either the windows or the roof so we would need someone with a lift to reattach it. We are looking to get someone to come and repair ASAP as well as let us know if there is a better way to secure these for the future. Any pointers are much appreciated.

Leak under Rowhouse Stoop


We’ve been dealing with leak underneath our stoop that has us confounded. The steps are masonry and we’ve patched up every visible crack and hole with concrete but still the leak persists. We have torn our the whole ceiling under the stoop but still can’t tell exactly where the water is coming in from. It also only seems to leak when it rains REALLY hard.

We’ve called some of the people I’ve seen recommended here in the past: Hatiya, Transcend, etc but we are not having much luck getting them to come out since this is not a brownstone/landmarked building and I think maybe the job sounds too small for them. Any recommendations?
