Insurance For a Fire Place


I just added a wood burning fire place to my Brooklyn townhouse. Well I didn’t add it from scratch per se, I knocked out some brick and reactivated a pre-existing flu, and the re-bricked the frame. When I bought the house there was no active fire place. I had my contractors do the work. Is there any change in terms of my home owner’s insurance? Do i need to report it to them?

FRBO


I own a condo in Greenpoint that I am trying to rent out. I’ve had it listed with one of the major agencies around here for the last six weeks and nothing. I’m thinking about renting it out myself, in the interest of attracting potential renters who maybe don’t want to pay a fee. Is there any way of promoting the rental outside of advertising it on Craigslist that I should do? Anything else I should look out for?

AWOL Tenants


I had some nightmare tenants who decided to stop paying rent. I eventually got a lawyer and began eviction proceedings against them. They eventually left on their own, without telling me, or leaving a forwarding address. They also owed me about $5,500 in back rent. Anyone been through this before? What is the best way to track them down? Do I even need to? One lawyer told me that I could sue them by serving them at their last known address. Does anyone know any more about that process? I have their names, copies of their drivers license, cell phone #s etc.

Maintenance of Concrete Countertops


A few years a go I had white concrete countertops installed. Over the years they have developed several stains and a few chinks in them. Is it possible to do restoration work on something like this? Has anyone done it? Can anyone refer someone who does that kind of work?

Reference for Bad Tenants?


I have nightmare tenants who I have all ready begun eviction proceedings against. Their lease ends in two weeks and I have obviously let them know I will not be renewing their lease. Their position is they will leave when/if they find a new place. They owe me two months back rent at this point. A woman just called saying she was thinking about renting them an apartment to them and asked if I could provide a reference. Obviously ethically I do not feel right about providing them a positive reference, but I do want them out. It’s a bit of a Catch 22. What do I do?

Collecting Rent


Have a problem with how to handle a delinquent tenant who I’ve posted about before. Basically, as of today, he still owes me July and August rent (about $4,400). For a while he was non-communicative, but lately he has been communicating and making rough plans to pay me. The problem is he breaks every one of these promises and still hasn’t paid. His lease ends on September 15. He has made references to him honoring it and moving out. He has not come right out and said I’m leaving, but has alluded to looking for another place. I have also managed to get inside the unit, and he has not taken very good care of it. The damage done is definitely greater than the security deposit. I feel like this guy is walking all over me, and am at the point where I am seriously thinking about having my lawyer write a 72 hour demand letter for the $4,400 he owes me for July and August rent. Ok or terrible idea?

Nonresponsive Tenant


I am a relatively new landlord and was hoping someone could key me in on proper procedure, as I have never been through this experience before and am hoping to avoid a mistake. I own a condo that I have rented out for the last year or so. For the most part no major problems. I signed a new lease with a new tenant starting on September 15th. He has always been a bit of a flake but was always communicative before. It was more of a situation where I had to remind him to pay his rent. Now he has disappeared on me. He has not paid December rent and is not responding to voicemails, emails or texts. How should I move forward from here? I want to be smart here and not make a mistake out of anger. I live about a half mile from the condo and am tempted to go over there to see what is going on. Bad idea?

Question for Landlords


I own a condo in Greenpoint that I am looking to rent out. It has been on the market for about three weeks and I have received a very limited response so far. I have all ready dropped the rent $400 from where it was last year. I knew the market was down but I didn’t know it was this down. It took me about four hours to rent out last August. Has anyone else been experiencing the same difficulties? Is it better to list it yourself with no fee (Craigslist, flyers etc.) or do you think it is better to list it with an agency and give them an exclusive? Any help would be appreciated.

question about fencing


I’m sure most NYers have seen these types of fences all over the city. (I have no idea what the correct name is for them so I have included a picture). I know they are almost exclusively used for construction sites, but I am thinking about using them as a fence for my backyard. I saw it done at a bar in Williamsburg, and liked the look, and it also would fit in with the industrial feel of my neighborhood. I have a few questions though. First of all is there a proper name for them? I did a bunch of google searches and the best I could come up with was “corrugated metal fence”. Are they legal? Do they posses some inherent downside that I am ignorant of? Does anyone know a local place that I could purchase them (I’m not a contractor). Anyone know the relative cost? I would estimate that my backyard is ten yards wide by twenty feet long. Any help would be appreciated. Thanks!
