how much to convert house from 1 class to another


Hello,
I’ve been trying to find a lic. architect or engineer to file the paperwork at the DOB to convert a small 4-story townhouse from an SRO to a 2-family. Cert. of NH is in place. Very minor construction needed – I really only want to do what’s necessary to bring building upto code right now. Bldg already could pass for a 2-family…
I’ve heard from a couple different sources that it’s easy to hire somebody (I’ve heard for around $50/hr) to do the work, but I’ve yet to find anybody who mentions an hourly rate. Most people require a fee just to take a look at the place. I’ve gotten 2 proposals in the $10-12k range. They also mention a minimum of 4 months until I get the new C of O.
Is this really the going price and timetable? I’d be interested to hear what others have gone through…
