I just wanted to show some public gratitude for the help/advice I’ve rec’d on this forum recently, especially from Master Plumber (aka John @ Gateway Plumbing).
I needed answers to some tricky questions about boilers, floor heating, building code regulations, etc., and it was so nice to be able to count on some solid advice from a person who clearly knows what he’s talking about, and who doesn’t have an ulterior motive.
As a fairly new homeowner of a new-construction condo, I greatly appreciate the contribution he (and many others) makes to this forum — it’s been an invaluable resource to me.
The next time I need to hire a plumbing company I will certainly be calling on Gateway, and I feel confident in recommending them to everyone else I know!

Following up on a question I posted a few days ago, about a standard gas (ProMax) water heater being used for both space (floor) heating and potable water supply to the bathroom in a small commercial space I rent…
I think I’ve convinced the owners that this set-up is not code-compliant (thanks to the helpful info I rec’d here!) and now they’re saying they may be willing to put a tankless unit in the bathroom, so the basement water heater would be used just for the floor heating system… Would this then be up to Code?
Is a tankless unit a good option for this scenario?… Small space only gets used a few hours a day, and only hot water use would be for washing hands and occasional cleaning.
MP, you seem to be the resident expert here on this topic — any thoughts/recommendations?

Need Plumbing Help: Floor Heating & Domestic Supply on Same Water Heater?
I’ve read through old posts and I think this question has been addressed before, but I’m not sure if there’s a definitive answer to this particular question, so I’m asking again!
Is there any possible set-up that would make it legal in NYC to have a hydronic floor heating system and a bathroom sink for an office/medical space getting water from the same standard residential ProMax gas water heater?
All of the other units (residential) in my building are using boilers, but for my small office space on the ground floor they have a regular water heater hooked up instead. They’re telling me that to get the floor heating to work properly I need to keep the water temp around 140-150, but then it comes out scalding at the bathroom sink.
Beyond the potential safety/efficiency issues with this set-up, is it compliant with NYC codes?

HVAC Inspector
Anybody know of an inspector who has particular expertise in HVAC/furnace systems? I just closed on a condo and my general pre-inspection turned up quite a few HVAC red flags, so the sponsor has agreed to a more thorough HVAC inspection for the whole building (8 units).
If not an inspector, than perhaps a very good HVAC installer/repairman for a consultation?
