The pic of the drilling was done after they move out they haven’t clean the dust for about 11 months. After it was done.

Security Deposit


There was also a extra hole in the wall ( from the living room going through to the kitchen throughout the framing wood of the pantry and going to the closet , they did to place the a cable for internet when it was a cable already existing without to let me know that they need to drill.
Probably done when they move and the dust was still there.
I did have to hire some one to clean the APT 2 days work in order to clean the place.

Security Deposit


I have a tenant who just move out after 1 year renting my apartment.
I did a inspection of the apartment and i discover some of the tiles in the kitchen( 3 tiles ) were crack and same in the bathroom (2 tiles) floor and wall.
How can i estimate the cost so i can deduct it from the security deposit .

Tenant and family


I have a a 1 bedroom rented for about a 10 month on a 1 year lease.
My tenant have his parents visiting for 2 months and now they have been here for about 6 months now, and every time i ask him when they go back home they are still there after the date that i have been told.
I did mention on the lease.
Person occupying the apartment
the sole occupancy of the person name in this lease as tenant. the total number of occupants must not exceed the number of tenants specified in the current lease, except for the immediate family.
Is that mean i can not do anything about that ??
My water charge is 3 times more expensive that is has been and is a small apartment not to fit 3 persons.

Insurance Claim


I had a water infiltration in the annex ( extension of the house) when i was away, the water have running slowly for about a week . Vinyl floor (plywood) and the (sheetrock ) wall and ceiling on the floor below.
Right now the floor is still wet the vinyl bum out from the floor and the sheetrock are all wet .
I can’t evaluate at the moment until is all dry up the extend of the damage that have been done to the floor ,ceiling,wall.
I call the insurance right away to file up a claim they told me to call them back later on with more info about the damage.
Should i file up for a claim anyway and update later on ???.
I took pictures also to have some record of it.

Tenant Heat Complaint


I have a new tenant who moved in this month. She kept complaining that the apartment is not warm enough, so I increased the temperature to 73 degree from 6 am to 10 p.m. and from 10 p.m. to 6 am the thermostat is set to 65 degrees. She leave on the 1 floor lower ceiling the apartment–this apartment got warm pretty fast . I had 3 previous tenants and never had any complain about the heat.
I got her a small heater 2 days ago and she call me today to complain again. I don’t know what to do any more. I told if she is not happy she can break the lease.

Fireplace Gas Line


I had a fireplace in my living-room that is already hooked up to a gas line in my 1920 house, i was wondering if i can use the existing gas line or i do have to run a new gas line .
I would like to insert a square box.

Bill from circular stairs


Bill came today to do is final work on my staircase for the 2 floor.
He gave me a estimate for the basement of 700.00$ for oak stair and the 1 floor 1100.00$ oak also and 2 floor stair 2700.00$ oak stair.
He did half of the job he was suppose never told me previously that the 2700.00$ do not included the placement of the balustrade to the end of the railing and that will be another 400.00$ for that.
I did got the balustrades myself at home depot.
And today i did have to paid 150.00$ extra for drilling so he can place the balustrades .
I will never recommend bill to anyone.
