Roof Repair Question


Hi! Guy came around today repairing roofs on the block. He just happened to catch me at home and offered to give us an estimate. He climbed up and took some iPhone picks that showed the silver paint is wearing off and we had some cracks at the seams and near the chimneys. He said he could repair today for $900. I searched the archieves quickly to see if it was a decent price and it seemed fair but wanted to throw up a quick post to confirm. Our home inspection was done in 2006 and I am embarassed to admit I haven’t set eyes on the roof since then. It’s a flat, rubber roof with silver coating and about 10 years old. Thoughts? Comments? Trying not to be a naive housewife.

Water Leak


We have a persistent leak from an upstairs tenant bathroom into the ceiling below. We have tried regrouting and sealing ourselves but it continues to have a small drip. I am a bit at a loss since everytime I think I have it solved it comes back again. I am having Junior and Aida in to fix plaster problems but want to have this cleared up beforehand. Should I be calling a plumber or a tiler to someone to put in one of those bath/shower liners? It’s a tenant apt and we aren’t going for big style – just no leaks!

Marvin Insert Windows?


Hi! We are considering replacing our windows in our CG townhouse. My father is pretty handy and done his own window replacement at home. We are thinking about using the Marvin Ultimate Insert Double Hung Windows. Any thoughts on how complicated a project like this might be? Has anyone ever considered these windows? We are looking at 15 windows total. House has a brick facade with actual brick underneath. Windows are in pretty tough shape right now. Thanks!

Any tips on renting thru broker?


Hi! We are renting an apartment for the first time and will be using a broker since we have two small children and very limited time. Can anyone offer any tips or words of advice to make the process a little less painful? I talked to one broker today and have already had 3 phone calls from them.

Rental Forms Question


Hi! I am a first time landlord putting together materials for our tenants. I just wanted to confirm what exactly we need to give them. We are a 2 family house and these tenants were living here when we purchased the house. We really like them but I do want to have formal documents in place. Here’s what I have:
lease, basic rider, window guard rider, NYC lead paint notice, Federal lead paint notice, late payment rider. Is there anything I am missing? Am I overdoing it? Just fyi, I am using the Real Estate Board of NY (rebny.com) as my guide on this.

Where can I find a kitchen sink?


Hi! We are renovating our kitchen and are finally to the sink stage. Any suggestions on places to go besides Lowes and Home Depot for a sink? We are not looking for super high end but do want something similar to Kohler’s double sink with a low middle.
