I’m looking for a structural engineer to design and draw for an extension and a plumbing engineer to design a sprinkler system.
Any recommendations would be very helpful and does anyone know how much it could cost?

Schematic Drawings and Filing


Can anyone recommend an architect who would charge in the vicinity of $8K for construction drawings and DOB filing? And then an hourly fee for construction mgmt? Its a 4 storey reno and we have decided on and created a rough floorplan for the layout.

R6B Community Facility use?


Our 3 family townhouse is in an R6B zone. Could I use one or 2 families for a day care facility? And if so, does anyone know if the FAR of 2 applies to this community facility use as well?

Google Sketchup Floorplans?


We are first time users of google sketchup and wondering if anyone has built a 4 storey floorplan. Would like to play with it to figure out what could work for us.
The size of each floor is 19×40 with 2 extensions and we will be using it as a 3 family, with an owners 4 bedroom duplex and 2 – 2 bedroom rentals.
Please let me know if anyone has one that I could use as a starting point.

Gut Reno – Architect & Cost


Hi,

I have spoken to 5 architects and have 5 different per sq/ft prices on a gut renovation, ranging from 100/sq ft to 300/sq ft or $350K to $700K

First, would appreciate recommendations on an architect who is creative, modern (there are no details left on this house), experienced, reasonably priced and who knows how to work within a tight budget, while still putting one or two standout aesthetics into the plan. I realize you get what you pay for but with a limited budget can’t afford a pricey architect, but would love some creative design.

Second, would appreciate any comments on the approximate price of this 3 family gut reno

-4 Storeys 19×45 + potential half storey bulkhead on top.
-Everything stripped down to the joists and beams.
-All new floors, heating, plumbing, hvac, electricals and roof
-3 kitchens, 5 bathrooms
-new windows and some pointing on facade to fix potential leaks
-cement in backyard needs to be dug out
-stairs are fine

Also any advice on the large cost drivers vs smaller ones, would be helpful.

Seeking Help with Gut Reno


Can anyone recommend an architect, who leans towards creating modern, open airy light filled spaces and has a fixed fee business model for upfront designs?

We are newly embarking on a center slope gut reno and have a budget of $400K. The house has no details left, so it would be fully modern, which follows our taste. The majority of architects I have spoken to so far are asking for 10-15% of total renovation costs, which makes the overall cost unaffordable for us. The house is 4 storeys and 19×40.
