Any Good Accountants in Park Slope Area?


For years I have used my family accountants outside of NYC, but now that I am proud building owner with tenants I believe I would rather use an accountant more knowledgeable about NYC taxes. Do any other property owners have a good one in Brooklyn or the city they would like to recommend.

Snow Removal Service


Does anyone have recommendation for a good snow removal service?

I just need them for over the holidays while I am out of town.

Leaky Shower


I am trying to fix a shower that leaks while the faucet is running filling the tub. It is a old style fixture that is not in the wall on a free standing clawed bathtub. I figure it is just a case of valve that changes between the shower and faucet. It is only a small dribble from the shower while the faucet is running, but I would like to fix it. Any help would be greatly appreciated.

Do You Have a Tenant Like This?


I have tenant who has hot showers and hot water, but feels the that when they take a bath the water is not hot enough. They think it is due to the shower valve that switches the shower water and bath water. I do not think it is, but the tenant says that it is leaking while the bath is filling so they assume the water is losing heat. Is that possible?

I have already turned the water heater up over 120 for this tenant because they said the shower was too cold when they first moved in. The tenant that lives above them has had no problem.

If the tenant has adequate hot water is the LL responsible to make sure they have hot bath as well?

Professional Painting Service for a Rental Unit


We have new tenants coming in and we need 3 rooms painted in the unit before they move in.

As much as I love taping, painting screaming when I get I paint in weird random places, I think hiring professionals will be better for the unit and my sanity.

Does anyone have a good painting service they would recommend in the Prospect Heights/Park Slope area? Also roughly how much 3 rooms would be?

SubZero Fridge Problems


A little homeowner advise:

When we moved the house 3 weeks ago our upstairs subzero fridge was not very cold and said to “vacuum the compressor” we did it, it did not fix it. So today we had a subzero technician out to look at it, he pretty much said that whoever serviced it last broke it and it almost needs a total rebuild. This is a $7000 fridge, the subzero technician said it would be $3000 to fix but still might not work correctly. The technician said it is best we buy a new fridge, now bear in mind this is built in subzero fridge. My close friend used to sell fridges and he told me that most “official” technicians say things like this all the time and that if we had an unofficial technician out he could probably fix it for under a $1000.

Also is there anyway we can get money out of Escrow to pay for this?

How to Get Out of a Lease?


We recently purchased a house and end up closing on it earlier than expected we still have 4 months on our lease. We were always good tenants never late with the rent or had problems, we left the Apt in good condition and we had all of our stuff out by May 3rd and paid for May.

The management company has brokers and they are showing it as well as some of my broker friends. The owners are painting the walls, putting a coat on the wood floors and updating the kitchen.

We let know in Feb we were most likely closing on soon but were not sure about the timeline and in mid April we let them know we were moving out to our new house early May.

Our fear is that June 1st comes around and they have neither of us has found a tenant and we have to pay for June rent. We really can not afford this due to just buying a house.

Any suggestions?

Can anyone suggest someone for wall paper removal? How much does something like that normally cost? Just one medium living room. I have read it is hard and annoying to do, so for the right price I would rather just have someone do it.

3-Family DOB Inspection


I recently purchased a 3 family that I intend on living in. The previous owner used the whole house for their family, so I was told they did not have to have it inspected. They gave me all the legal plates and and inspection stuff that is required to be displayed and said they thought I needed it. Since I intend on living in it what is the requirements for DOB inspections?
