Need Mason rec for major project


We find ourselves in need of a world class masonry contractor to rebuild a fallen wall in our landmark building. The project could involve as much as reconstructing a bearing wall (50′x20′), and new chimney, 3 fireplaces and two floors. Can any post their experiences?

I’ve read about folks who insulated their crawlspace. I’m thinking about doing the job. My question is for those who’ve done the work already – What kind of energy savings did you notice (cost of heating/cooling before and after)?

3 Phase Electric


I am trying to upgrade my electrical service to 3 phase. i’ve left numerous messages with Con Ed, but they haven’t returned my call. Does anyone know the ballpark cost of the change? I’m interested in the charges from Con Ed, my electrician can quote me the rest.

Re-flooring with the Pine 12″ subfloor


My flooring guy is telling me to pull of the beat up oak and use the 12″ pine subfloor as the top. Is this a good idea? Isn’t the Pine too soft?

Split AC sizing in a 5 story


I’m going to use Fujitsu mini splits for my 5 story building. It is 20×50 with 2 party walls. How much ac do I need per floor? I was told 3 tons for the top floor and 2 tons for the others. Does this seem right?

Two methods or egress?


I’m converting a 5 story Brownstone from a 4 unit to a 2 unit building(duplex and a triplex). It’s currently a duplex on the ground level, with 3 floor through apartments. The back is “landlocked” and does not have a fire escape. The main form of egress is a sprinkled stair. If I go to a 2 unit, do I still need two methods of egress from each unit?
