A friend is buying a co-op with a Burnham Spacemaster SM3 boiler. I cant find much info online about them. What is your opinion of it? She is conecrned about costs to maintain and “tune ups” if needed.

I have a 4 family brownstone on which I plan to fully renovate in the next few months. It currently has 1 oil boiler (hot water system). Id like to install 4 gas boilers and 4 hot water heaters. You’ve mentioned some rebate programs with National grid. Do they apply when installing 4 units from 1? Do you have any specifics on the amount of these rebates? Thanks in advance.

Great Plaster, Finish Contractor


I just finished a rehab of my co-op and wanted to recommend my contractor Tom. He skim coated the entire co-op, installed and built new window boxes, crown molding, tiled the bathroom and painted the entire place. The work was of very high quality and at a very fair price. Refinishing brownstone door


I just purchased a brownstone in bed stuy with original double doors. they are in rough shape. Anyone know of someone who can take the doors off site, remove the old paint and refinish them?

Cost to convert SRO to 4 Family


I’m purchasing a SRO in crown heights which has been vacant for 10+ years. I’d like to convert to a 4 fmaily. Can any architect or expediter with experience doing this offer a ballpark figure to get this done? I’m looking for a price for paperwork with DOB and drafting plans, not including construction costs. Thanks for your time.

Question for an Architect


Im purchasing a 8 family building to convert to 12 units. Currently there is a fire escape (1 front, 1 rear) which would be accessible to each of the 12 apartments. If I’m getting a new c of o will a sprinkler system also be necessary? I’m also looking for an architect to work this project as my old one has retired and moved south.

question for landlords


Renting a floorthough apt in my private brownstone. Potential tenant wants a 3 year lease from the start. Would you give a 3 year lease to a new tenant or should i start off with a 1 year and take it from there once the tenant has proven to be a good one?

How much for Demo ?


Anyone get a complete interior demo (leaving only joists and studs) recently? How big was your house and how much did you pay? Just trying to get a ballpark figure before getting bids on a job.
