Inspection Requested by Insurance Company
I’ve done a long search of previous posts on the forum but I haven’t found anything that applies to my situation.
I am the president of a 4 unit co-op in Park Slope Brooklyn. The building was fully rennovated when it was converted to a co-op in 1986 and new heating, plumbing, electrical systems and a new roof were put in at that time. Our insurance company is now asking for us to certify that these systems are in good repair as part of our insurance renewal.
We need an inspector to inspect the building and prepare a letter certifying the condition of these items. The thing is, while a really thorough inspection is just what you want before making a purchase, we already own the building and if the inspector is overly fussy it might cause our rate to go up.
Can anyone recommend an inspector who would understand this situation and be reasonable in his report? We’re not looking for him to file a false report but on the other hand someone who is too cautious is not what we want.
