Steam Boiler Replacement Question

I am in the process of getting bids for replacement of my old gas steam boiler for my 5 story 10 unit brownstone. One contractor sequestrated a pressure fired unit (Burnham V903) He states that this is a bit more efficient that a regular steam boiler and that I would only need a 6″ chimney liner. My clay lined chimney to the roof could only accommodate an 8″ liner at best.

Are these gas burner fired boilers reliable?

Do they need more maintenance than a regular boiler?

Are they very loud when they operate?

Any other downside to going with a burner type boiler?

What would be best way for hot water with this boiler?

Thanks
