“No lease” good or bad if you’re buying?


A listing description for a house says that a unit within the property “is presently rented for $1,700 monthly with no lease.” Does this mean you can ask the tenant to leave? Or does it mean you will have problems getting the tenant out? Is it good or bad? Thank you.

What is the Standard Time for Seller to Return Signed Contract?


I am buying (hopefully) a house, and I signed the contract over 3 weeks ago. I am still waiting for the seller to sign and return the executed contract. Lawyers say it’s delayed because of seller’s vacation, holidays, etc. What’s the normal turn around for a countersigned contract from the seller? Thank you in advance.
