Gowanus: Rental Increases
So I’ve been reading all over the place that rents are going to be skyrocketing over the course of the next 3 years. I have a couple of tenants whose leases expire in a couple of months I am looking to increase rents at least 8% to 10% a month when they are up for renewal. These are all prewar renovated units in Prime Gowanus with wood floors and SS appliances. All my tenants pay on time. I dont really have any issues with them, however taxes, water, insurance, gas have all increased over the course of the past year. I want to hear from other landlords or tenants on how much there rents have increased over the years. Is a $200 increase the norm now a days??
Sub-Floor Help DIY
I’m doing a gut reno in one of my vacate units and the issue that I’m running into is with the sub-floor. I have original pine plank sub-floor, that is fine but I want to install a new lay of I ¼ inch sub-floor before I lay new hardwood floors.
Has any one placed a thin layer of new sub flooring over existing Original Pine Plank Sub-floor? And if so how did it turn out?
Broken Sewer Main
My sewer main is broken. After having it snaked and jetted. There seems to be a crack in the pipe 27 to 30 feet out in the middle of the street. Has anyone used Alex Figilioa Water and Sewer before?

Purchasing a Mixed-Use Gowanus
I am in the processes of purchasing a Mixed-Use Building on 3rd Ave between 8th and 9th (2 families over a store 3600 sq ft). It currently has an annual gross annual rent roll of $51,000.00. I negotiated the purchase price down to $625,000.00. The building is fairly in good condition. I’m concerned about the price, anyone have any opinions on this. Do you think the price is too high?
