What is Going on With This, Santaria Offering?


This weekend, I saw this scattering of food – cereal, hard boiled eggs a toasted sandwich, a pile of sugar and some kind of liquid – on the sidewalk in front of the storefront that used to house The Door Store – Atlantic near Nevins Street. I’ve seen similar food on the sidewalk on Nevins Street between Atlantic Avenue and Schermerhorn at least twice in recent weeks. Does anyone know what this is about? Has anyone seen who’s leaving it? My guess is it’s either some bizarre Santeria offering or a resident with issues at the assisted living facility on Nevins Street is leaving the food behind for a reason only he/she knows. Regardless, we’ve got to nip this in the butt ASAP before the rats from Schermerhorn migrate to Atlantic Avenue and beyond. If someone has seen the person spreading this food out on the sidewalk, please let us know. Thanks.

Rain Leaks in New Construction


Several leaks developed around windows and in ceilings in our building over the weekend when it was pouring. It’s a newly constructed building. I’ve heard through the grapevine that other new construction buildings in our area have experienced the same thing. Sounds like cheap labor contributed to poor construction and we pay the price. I’m wondering what other folks are doing about it? Finding the source of the leak can be costly. Is it the developer’s responsibility to take care of it? I envision window frames being removed and holes being cut in walls in ceilings in order to find the source of the leaks. Is that the only course of action?

Bidding On New Construction


We’re getting ready to bid on a new construction, 2 bedroom condo in Brooklyn and we were told by the realtor that while they have an asking price, things have changed and in this current market even new construction is negotiable. Can someone help me understand what would be a reasonable expectation and what would not be a reasonable bid? For instance, I understand it’s pretty standard now for developers to pay the cost of the transfer tax. Can we expect them to agree to pay all other costs associated with the closing like lawyer’s fees? Should we bid 20 or 30 grand below the asking price? Or is it reasonable to both bid lower than the asking price and propose that the developer cover the cost of the transfer tax as well? Has anyone already gone through this experience and can tell me how it went?
