Lease Renewal Form?


Anyone know where I can locate a lease renewal form for unregulated apartments? Blumberg.com didn’t have them and the REBNY site has a fill-in form with weird language. Can you suggest a local stationer’s store that might carry it? Thanks

Add’l Rent for W/D?


Our tenant is requesting that we add a W/D to his apartment. How much additional rent would be reasonable to charge? Hook-ups are already there, we just need to order and install it. They pay for electricity, but we still pay for gas until we convert over a meter.

Also, do you think it is OK to have tenant pay for W/D and we will deduct a monthly amount off their rent? We are strapped for cash at this time.

Tenants & Meter Readings


We recently installed separate meters for Con Ed (and eventually Nat’l Grid) for our 2 tenants. The meters are only accessible through the basement, which we have sole access to. Since we work, and aren’t home to let Con Ed come and read the maters, how do I get meter readings to them? Do they allow me to report the readings directly for the tenants? or do I relay the readings to the tenants, who in turn call it in? Thanks.

Reminding Tenants About Rent


We are new landlords and wonder when you expect the rent check and if you give your tenants some leeway. For example, you’d obviously like your check before the 1st of the month, but you give them until the 5th to get the check to you. Do you start reminding them on the 1st? Tell them you’ll add a fee if payment isn’t made within 24 hours? As you can probably tell, we didn’t get our rent check yet and it’s the 1st of the month. The tenants always paid before the 1st prior to this, so we’re puzzled about what to do.

Good pizza in the N Slope???


I don’t live too far from the corner where the electronic sign was hijacked to say “F**k Ratner.” The pizza I’ve tried in the area, Gino’s, Bergen’s, the place on 5th & Prospect etc. has been lame in my eyes. Anyone know of a decent pizza joint where you can pick up a pie or just grab a slice (and not Franny’s–don’t like the place).

Verizon/TWC equipment on bldg


I recently discovered that Verizon and TWC have service equipment attached to the side of my building (above garage, so not easily visible). These lines service other buildings, but not my own. Does anyone know my grounds for either 1) requesting removal of said equipment or 2) requesting compensation/reduction in price of cable/phone services I receive? TWC sent someone out to take photos, so I know for sure they have a equipment that is servicing my neighbors. Thanks

treatment for parlor window??


We don’t have much detail left in our house, but we do have intact window moldings on our parlor floor. what window treatment do you think looks nicest on these super tall windows? Shutters are not an option; since there is a pretty big draft, we’re thinking roman shades or up/down cell shades.

Rent to a Pianist – Crazy?


I have a prospective tenant for my top floor rental – a jazz pianist who plays at one of the swanky Manhattan hotels. She has a baby grand piano she would move in. The piano is set on top of carpet and she swears that she has never had a noise complaint from other tenants in her current building. She only practices in the apartment from 11-3 in the afternoons. Am I crazy for even considering this?? I’m only talking about noise at this point, sometimes I can hear people walking on the floor below me (vibration) so why am I even considering this tenant? Maybe b/c the sound of jazzy piano played well would not be so bad. What do you think?

Security Deposits


If you own a 3 unit (or less) residence, what are the rules for tenants’ security deposits? Do they need to be maintained in a separate account that bears interest? This is an owner-occupied residence, if that matters.
