Avg price per sq. ft in Harlem?

First time buyer, looking to buy a 2br condo unit in a brownstone in Harlem. Would like something around the W. 120s. Not too bothered about a tax abatement. Main. hopefully in the 300-400s.

What is a decent price per sq. ft. to be looking for?
