option to buy commercial propert
Hopefully there are some commercial brokers or attorneys out there:
I am leasing with option to buy. I got an appraisal from a licensed commercial real estate firm, that my lender recommended as a bank will only accept an accredited firm’s appraisal. My landlady got two appraisals from residential firms not licensed for commercial, who got comps from buildings that are very different and very far away from where I am located. Her appraisal came in $100,000 above mine and she won’t budge.
Question: from a legal standpoint, what recourse do I have? My attorney said at first is is a ‘given’ that only a commercial appraisal would be accepted, now she is saying that this will not be easy. Not easy? It would be next to impossible to relocate because of they type of industry I am in. Help please!
