Not a 3 family

I am near going into contract on what I thought was a 3 family (Acris and DOB sites list it as CO/3 fam) but its actually a 2 family (building has no C of O) that pays taxes as a 3 family. Could the length of time that the building has been taxed as 3 family have any chance at making the conversion easier?
