LOC for Mixed-Use Bldg?

I own a multi use building in Boerum Hill. I would like to get an equity line on the property, but I understand that you can not get one on a mixed-use building. Has anyone done something like thing? I am two years from paying off the mortgage so I do not want to refinace the building, just pull some cash out. Advice?
