I’m looking to buy a good quality solvent base urethane or polyurethane floor finish.

I rent but I have lived here for a couple decades and the stuff the owner uses is super cheap: the last time a floor was refinished in here after about a year or two it starting wearing off.

I’d like to buy a better quality product so I do not have to endure a refinish within a few years.
Any recommendations for a good quality solvent based polyurethane or urethane, preferably as non-yellowing as possible?

The floor is red oak I beleive. No stain will be used. Should a sealer be used or should one go directly to the first coat of finish after sanding?

I live in Fort Green area, perhaps a supplier around this area of Brooklyn or Manhattan below Midtown?
