Underlying COOP Mortgage

Our coop is coming to the end of it 7 yr balloon mortgage at the end of 2009, and with conventional mortgage rates way down we were hoping to get a good rate on the underlying. It is only a ~200K mortgage. Does anyone have recomendations for banks that do underlying coop mortgages?
