Price of land per sq foot in NW Crown Heights ? Developer wants to buy pt. of our backyard

A developer who intends to build a property next door to ours would like to buy approximately 40 sq feet of our backyard in NW Crown Heights. Can anyone inform of the price of land per square foot ? Any recommendations of professionals who can advise on these matters would also be appreciated.
