C of O change
Our brownstone has no official c of o (it pre-dates them) but is taxed as a 4-family as was used as such for many years. About 5 years ago we duplexed 2 apartments, so since then the building has been used as a 3-family. We properly filed all the renovations with the Dept. of Buildings, and the DOB inspected and signed off on the final renovation into a 3-family. However, we never changed the c of o, and we were advised it was better not to in case we wanted to return to a 4-family use in the future.
Now we are thinking of getting a 3 family c of o for the house, but don’t know where to begin. Is this a job for an expeditor or an architect? We have already spoken to an architect and real estate attorney, but neither felt they could advise us properly.
Finally, is there any downside to changing the c of o now? Can it trigger a tax reassessment?
