Room for Paying Guests?
Seeking input regarding legality, practicality (and profitability) of using our spare bedroom and adjacent hallway bathroom for paying guests.
North Slope home located a block from the Montauk Club — prime location for anyone wanting to visit Prospect Park, Botanical Garden, Brooklyn Museum, etc. with 2/3/Q/B trains nearby.
Fairly spacious, nicely updated guest bedroom and private bathroom on third floor, overlooking rear garden. Room would be equipped with WiFi, cable TV, DVD player, clock radio with iPod-dock, mini-fridge, microwave, coffeemaker, basic toiletries. No full breakfast offered, but I would probably stock the fridge with some juice and fruit.
Ours is a soon-to-be empty-nest, work-from-home situation. I take care of all the cleaning anyway, so daily housekeeping for guests should not be too burdensome. We mostly occupy the two lower floors (master bedroom on garden level) where the antiques or other valuables are kept. Doors can be closed off and alarm system can be programmed to allow privacy and security between owner and guest floors.
Looking for 1-2 guests maximum who would respect the historic nature of the house and neighborhood, no smoking / pets / young children.
Considering the excellent location and amenities offered, I would probably charge $175-200/night + refundable $300 security deposit.
* Legal issues — Does any paperwork need to be filed?
* Payment collection — PayPal? Money orders? Cashier’s check?
* ID Verification — Is it OK to photocopy their photo ID and ask for proof of current address? US citizens only?
* Security — How to handle check-in/check-out if owner is not present? Safe to use a lock box? Surveillance system necessary (outside front door and inside entry hall)?
Just at the brainstorming stage now — hoping for advice from other homeowners or guests in similar situations!
