apartment heat system

I have a 3,000 sq ft brownstone with a 900 sq ft basement apartment.

Both areas are heated by a forced air gas fired furnace.

The system is not zoned, and I am thinking of ways to provide separate controls for both spaces.

Other than adding a 2nd furnace with dedicated ducting for the basement apartment, what other solutions might I consider?
