SRO or not?

I’m looking at a FSBO house in Park Slope. The owner tells me it is not an SRO anymore, and that he has a certificate of no-harassment. He has not produced it though, and even if he did, I wouldn’t necessarily trust it because: the DOB site says “SRO Restricted: YES” and the HPD website says it has 5 “B” units, which (I was told by an HPD employee) represents the number of SRO units. Does anyone have any guesses as to what might be going on or any ideas what to beware of? I want to sort it out before bringing a lawyer into the mix, since I’m not sure I will make an offer.
