Loans for multi family houses

I’m wondering if anyone has experience getting loan preaproval for an owner occupied investment property. When I enter in my income, and down payment and such online on sites like bank rate, it gives me a figure for the maximum loan amount I can get, but I’m wondering if the intended structure is a 2 or 3 family brownstone, if that changes anything,
