MANSION TAX CONFUSION continues

Do transfer taxes when paid by the buyer during a sponsor sale count towards the sale price for the purpose of mansion tax?
I do have a RE attorney who has told me that transfer taxes do not count. However at an open house this weekend a senior real estate agent told me that it WOULD count!!!!
Looks like there are a lot of confused people out their including my maybe not so good attorney.
I have tried looking it up on the internet to know avail…
Any one friends with a really GOOD RE attorney who might know?
