Buying vacant or not?
Need some advice from all you brownstoners. We put an offer in on a 3 family. The offer stated that the building must be delivered vacant. Our offer was accepted. We spent a lot of $ on inspections and a lot of energy negotiating the contract, and now, the owners are saying they will not sell as vacant. All the tenants are paying well below market rents (there is no rent control or stabilization in place) and have no leases. Has anyone had a situation like this? How did you negotiate it with the seller?
