Lefferts Place

Does anyone have views on Lefferts Place between Franklin and Classon? Is it a nice block? Good potential or going nowhere? Subway is close by, but nearby Fulton Street still seems to have some unsavory elements. What about the house of ill repute on the corner at Classon? Thoughts generally about the street/neighborhood?
