The Smith. What is the deal?


What is the deal with the Smith (75 Smith St)? The Empire State Building was built in less time than this one has been under construction. Is there some sort of problem? Wasn’t this supposed to be occupied by now? I think the jail will be reopened before people close on this building.

Setting up an LLC


We are in the process of buying a townhouse in Cobble Hill. We have been told that it would be good to set up an LLC for the building. We have also been told that if we do so, we would technically be in default of our mortgage. Has anyone done this?

A service to clean/polish old parquet floors (I can’t do it myself–I’m moving on Friday!)


Does anybody know of a service that will come out and clean the heck out of an old parquet floor, and then wax it (or Rejuvenate it, or some such)? Thanks to Bob Marvin, Tad, and others for suggestions on how to do it yourself when I posted the other day, but I have about 13,000 pounds of personal possessions (that’s a real number) about to be hoisted into a truck by burly men, and I can’t make the time to clean up four floors in a townhouse! I mean, of all possible services needed in an old Brooklyn house, wouldn’t this sort of rank right up there? Help!!!!! Thanks, all.

Bathroom drains


Hello Brownstoners,

I am on a quest to reduce the operating costs on my brownstone.
I am ticking through a list one by one, and this reaffirms my belief that I have to do more maintenance myself, rather than make the call to a service. Which brings me to the latest “little” problem with a tenant apartment. The bathroom tub drain is drainnig very slowly. She poured some draino down there with little effect. Before I call my favorite plumber and spend 75-100 bucks for a visit, are there any suggestions you might have to clear the drain. It’s a relatively new renovation with new tub, drains, etc.

Also, to save money on an exterminator, I would like to apply some insecticide in my place and tenants. Any recommendations for an effective product / routine.

Contractor for backyard work needed


A four feet high, dog ugly cinderblock wall in my garden is starting collapse. I need a referral asap someone to demo it, install a new fence and possibly breakup some of the concrete yard. Any recs. I live in Carroll Garden which may or may not explain the sorry state of my yard.

Best tile cleaner?


Aside from the usual suspects (Tilex, Scrubbing Bubbles, etc.) anyone have any good recs for a killer tile cleaner? Our bathroom floor tiles are dingy as hell, and I’d like to bring a little sparkle back to them. Homemade solutions welcome as well!

Did you use a mortgage broker?



Hi Brownstoners, we’re buying our first home and aren’t entirely clear on the mortgage process–do mortgage brokers help lower your rates? Streamline/expedite the process? Or are they just an additional unnecessary expense? Our credit is close to 800–should we just approach banks ourselves? Any advice would be very much appreciated.
