Do you know anyone (except Greg’s Rubbish) that I can call to remove some garbage from my back yard (mostly wood planks from a deck, old carpet and small furniture pieces). I was thinking of a “man with a van” type.

Oil to Gas: Old topic, more questions


Okay..I know this topic has been discussed a lot, but even with all the previous posts on Oil-to-Gas conversions, i’m still unclear on a few things. I have a 4 story brownstone with 2 humongous oil tanks. LTM the oil bill was about $4K. The burner is as old as they come, but still works. We pay about $300 every season to have it “maintained”. It is a hot water radiator heating system. We frequently run out of hot water for showers in the winter.

Here’s what I know:

-Gas is the greener solution relative to oil heat
-Keyspan has some deals on interest free financing for a new boiler, but they’re not giving away new ones anymore, according to the website.
-Gas is cheaper on a per unit basis

Here’s what I dont yet know:

- How much does one typically pay for removal of the old stuff?
- How long did the process take?
- Will the removing party pay me for the oil that is still in the oil tank?
- How much did it add to the cost for those projects in which asbestos was found?
- Even though gas is cheaper, does it take more gas to heat water than oil?
- What were the cost savings people saw on their year-over-year heating bills?

Who waterproofed your basement?


I am having a problem with water in my basement. It’s coming through in 3 different spots and the time has come for me to deal with it rather than just pretend it’sd not happening. After a search of the archives it seems that some people have suggested vulcan or metro. i’m having trouble getting in touch with a live person at either place.

Did anyone use any other companies and were you satisfied with the work?

Switching insurance from homeowner to renters



Hi- We have owned our brownstone in Ft Greene since 2001, it has been our fulltime residence and we had one groundfloor tenant. We are moving to CA this month and are keeping our brownstone to rent out.
In trying to switch my insurance policy to cover the house without us in it, I have discovered that this is actually a much higher costing policy(double in fact!!) because of the greater risk of the home not being owner occupied.
Has anyone had this experience and can recommend a good insurance company who specifically can handle the ins and outs of brownstone ownership?

Dollar Construction Nightmare


On October 19, I posted about my horrible experience with Dollar Construction (Hassan) (My checks were made out to Khaleda Yasmen). They walked off two jobs because the owners refused to pay anymore then the two-thirds we had already paid (15K) for work that was only halfway finished. (The other house is owned by my brother-in-law and is unoccupied). At the time, the projects were going into the 9th week. Workers wouldn’t show up for days at a time, and when they did show up, they accomplished very little, and the quality of the work was not very good. I should point out that the contract stated that the work would be finished within a month and that the payment terms were half in the beginning, and half when completed. (Yes, I was foolish to give him more money) Also, the scope of the work did not change at all from what was written in the contract. Except we did want some exterior moldings around the windows, which we agreed to pay an extra $1000 dollars for (and was also was not completed). (more…)
