cost to convert a three family house

Ok… Here goes…. I am considering buying a brownstone in Brooklyn that is currently configured as a three family. Specifically, the owner duplex is the ground floor and parlor floor; the 2nd and third floors are each floor through apartments. Currently, I would only need the duplex. However, I envision the following. In two years, I will take over the second floor and convert that into bedrooms. As soon as that is done, I would like to convert the ground floor into a tenant apartment (that would require the addition of a kitchen to that floor). finally, a few years after that, I would like to take over the 3rd floor and make that into bedroom as well. So, at the end of the day, it would be an owner’s triplex with a ground floor rental. The current parlor floor is in very good condition with a new kitchen (and needs no work).

How much would it cost to convert each floor through into bedroom? How much would it cost to add a kitchen to the ground floor? Total cost of renovation? Would it cost more to do this piecemeal rather than in one fell swoop? It makes sense to do it a piece at a time since we do not currently need all the room.
