Whoa… a year’s rent upfront!!!

Has anyone ever had (a) prospective tenant(s) offer to pay, after the credit/housing check etc., the entire year’s rent up front? In addition to complying with banking and tax regs, as tempting as this sounds, we need some guidance from those in the know. Many thanks.
