Respnses to Multiple Buyers

With regards to my post about multiple buyers going to contract, I meant both buyers signed contracts. The seller went and used two different lawyers to execute contracts to sell. In the end, the property was sold to the buyer who signed the contract second. My question was, what can the first buyer do since they went to contract first but didnt end up with the property. Neither buyer was aware that there were two contracts. the seller pulled a fast one!
