Condos for Sale at Vinegar Hill’s 185 York



The condo at 185 York Street, a small development across the street from the Farragut Houses, quietly hit the market very recently. Streeteasy lists all 17 studio, one- and two-bedrooms priced from $375,000 to $845,000. You can see some interior images after the jump. Wonder if this development will have more luck than nearby 109 Gold Street, which ultimately sold to another developer after trying its luck with individual condo sales. This particular building at 185 York has been under construction since 2009.

Condo of the Day: 70 Washington Street, #6A



This 1,342-square-foot loft at 70 Washington Street in Dumbo hit the market last week for an asking price of $1,199,000. Like most of the units in this building, this sixth-floor one-bedroom has high, beamed ceilings, big windows and attractive finishes in the kitchen and bathroom; also like many of the units in the building, it’s got a windowless home office instead of a second bedroom. The asking price per square foot comes in just south of $900, which is right around where the dozen or so other non-penthouse listings in the building are now.

Old Fulton Street Likely to See a New Building Rising Soon



There hasn’t been word about 9 Old Fulton Street—a building that was destroyed in a fire years ago—for more than a year, when the lot’s owner presented plans to the community board to build a four-story structure with three apartments and commercial space on the ground floor. A variance request for the new project was recently filed with the Board of Standards and Appeals since the lot isn’t zoned for commercial use, but plans for the structure have already been approved by Landmarks. One of the developers, Tony Prano, told us yesterday that work on the building should start within the next few months provided the BSA gives its blessing. This lot is next door to 11-15 Old Fulton Street, a series of dilapidated buildings that were recently put up for sale.

Residential Conversion for Dumbo’s 193 Plymouth Street



The Department of Buildings just approved a permit for a residential conversion at 193 Plymouth Street, the Dumbo factory between Jay and Bridge streets. It looks like a conversion has been in the works since 2010, at least on the permitting front. Although permits are posted at the building, construction hasn’t begun yet. The building, of of now, is in pretty rough shape. Calls last week to the owner for more details have not been returned. GMAP DOB

Troubled Vinegar Hill Condo 109 Gold Sells for $14.5M



There may yet be hope for the 33-unit Vinegar Hill condo building 109 Gold Street. The Real Deal reports that the Praedium Group, a real estate investment firm representing under-performing and undervalued assets, purchased the site for $14.5 million. This development saw its share of trouble from the get-go (most notably, the illegal demolition of an old church at the site in 2008). After that there was a switch in brokers that didn’t translate to closings, and the entire building was put up for sale late last year. Prices previously ranged from $319,000 up to $999,000. We’ll see how it fares on the market this time! Update: The Real Deal just posted a follow-up story saying the building will be turned into a rental and listings should pop up within a month, although asking rents aren’t being disclosed at the moment.

Rental of the Day: 50 Bridge Street



If you’re willing to stuff three people into this one bedroom plus two office spaces at 50 Bridge Street in Dumbo, it’s quite a deal for the neighborhood. The rent comes in at $3,500/month. From the pictures, it looks like both office spaces are habitable, if not very bright or spacious. The master bedroom looks large enough, though, and comes with a Juliet balcony to boot. Think the space is worth the rent?

$1M+ Closings Recorded at Dumbo’s 192 Water Street



Last month, Dumbo condo building 192 Water Street sold out. This month, closings are coming through. According to StreetEasy, this 2,423-square-foot three bedroom sold for $1,832,850 (asking $1,795,000), this 2,423-square-foot two bedroom sold for $1,934,675 (asking $1,900,000) and this 2,483-square-foot two bedroom went for $1,960,131 (asking $1,995,000). Pretty strong numbers!

Closing Bell: Bridge Rehab Slightly Behind Schedule



According to the Community Board 2 minutes for last month’s Public Transportation Committee, the large-scale reconstruction of the Brooklyn Bridge is a little behind schedule. The project, which started in summer 2010, involves a rehab of the approaches and ramps, painting the entire bridge, cleaning and reinstalling the granite stones, improving truck clearance at the BQE, and a “seismic retrofitting” of the bridge. DOT began on the Brooklyn side and will soon make its way over to the Manhattan side, meaning that the aluminum panels along the promenade will soon move closer to the city. DOT completed about 40 percent of the work so far, despite having a goal of being nearer to the 50 percent-mark at this point. Work will last until 2014, with overnight detours, which began last April, continuing until then.

You Gotta Have (Brooklyn Bridge) Park



Today the Daily News has a nice round-up of what’s in store soon and in the more distant future for Brooklyn Bridge Park. As we already know, Pier 1 and Pier 6 are already up and running. Meanwhile, work is under way at Pier 2 and Pier 5. The skinny, via the article, on Pier 2: “This summer, a new public pool will open in the upland area. Pile repairs are set to begin at the 5-acre pier this summer with construction of basketball, handball, and bocce courts, an in-line skating rink, swings and picnic tables, as well as a spiral tidal pool and boat ramp, beginning next summer and opening by fall 2013. The project is funded with part of the $55 million the city kicked in when they took over the park.” And here’s the story on Pier 5: “Construction is currently underway on Pier 5, which will include three soccer fields and a picnic peninsula with banquet-length picnic tables and barbecues. The $18 million section is set to open this fall. Park officials agreed to look for a developer for a $750,000 ‘bubble’ for indoor recreation in the winter, but no one responded to their request for proposals. Local pols and advocates are pushing them to try again, but they say they don’t currently plan to do so.” There’s no money in the coffers as of now for work on Pier 3, which is supposed to have a waterfront esplanade, or Pier 4, “a former railroad float transfer bridge that would be covered in native plant species to turn it into a protected habitat preserve, with a calm water zone for non-motorized boating.” Still, it’s going to be exciting to see how the new elements look this summer.

The Princess Diaries: Anne Hathaway Moves to Dumbo



Actress Anne Hathaway has officially chosen Brooklyn over Manhattan, having just moved across the river to 1 Main Street in Dumbo. Curbed speculates that Hathaway signed a lease for “a 1BR with room for a home office going for $6,400 a month,” since an apartment fitting that description was just rented this week. There had been speculation that the actress would be moving to Park Slope, but Dumbo won out in the end!

Dumbo Residents Outraged by ‘Dangerous’ B25 Bus Route



A couple days ago the Brooklyn Paper ran a story about how Dumbo residents are extremely unhappy with how the B25 bus is routed through their neighborhood on Main Street, causing traffic jams and delays as “one or more buses get stuck between…delivery trucks and cars — creating a din of perpetual honking and screeching tires.” On top of that, folks who live in the neighborhood say the perpetual pileups make for dangerous pedestrian conditions. On the jump, we’re printing a series of letters that Dumbo residents have sent to elected officials and the MTA asking them to reroute the bus. Many express frustration with state Sen. Daniel Squadron’s lack of action on the issue. One of the letters, from Ethan Goldman, says the following, in part: “Main Street is simply not big enough to service this sort of constant, never-ending daily bus traffic, and there is no reason that it should be used as a ‘turn-around’ by the MTA. It is extremely dangerous, and it is a terrible and unsustainable traffic-flow situation. I have seen fist-fights and incidences of road rage.” Goldman also has the following to say about some possible MTA perfidy that’s in the works:

“The other part of this story is that DOT is planning major changes over at Old Fulton Street (without getting any Dumbo input) which is going to make this situation much worse (see attached). The bus used to run split between Old Fulton as a turnaround, and Main St. as a turnaround (it was terrible even then). But now that they are creating an unnecessary ‘plaza’ (right outside where Pete’s used to be and stretching all the way up to Front Street), they are making it so the bus can never use Old Fulton again. That means 150 buses a day (with no passengers) will no other access options and will permanently have to come into Dumbo. We have been trying to get MTA, DOT and Senator Squadron to help re-route the bus for a very long time with no luck.”

Update: A rep from Squadron’s office says that following a town hall meeting that the state senator organized with the MTA and DOT at the end of October the MTA committed to looking at three additional routes for the B25. However, the authority wants some sort of consensus between the many neighborhoods that would be affected by the bus being rerouted, since it also serves neighborhoods such as Fulton Ferry, Fort Greene and Brooklyn Heights. Squadron’s office is trying to organize another meeting to try to gain consensus between the various neighborhood groups that would be impacted by the rerouting.

Is Dock Street Construction Starting Soon?



Last April, around the time Two Trees formalized its deal with the School Construction Authority to include a 300-seat middle school in its Dock Street residential project in Dumbo, The Post reported that the developer was aiming for summer of 2012 to break ground on the 17-story tower. A couple of recent clues make us think this schedule is on track. First off, for the past few weeks, a boring drill has been parked in the Front Street lot that will comprise part of the building’s footprint; as far as we can tell they’ve been taking samples quite thoroughly, every 10 to 15 feet or so. Secondly, St. Ann’s Warehouse has a hard closing date: A “Wrecking Ball” farewell party has been set for May 7. (Honorees at the gala? Jane, David and Jed Walentas.) The only thing that we could see delaying the ground-breaking beyond the summer could the the pending appeal of the lawsuit that some neighborhood activists lost back in 2010.

Condo of the Day: 30 Main Street, #PHF



This two-bedroom (plus home office) penthouse at 30 Main Street in Dumbo (aka The Sweeney Building) sure is sweet, what with its corner exposure, views of the bridge and private roof deck. The listing offers up 2,200 square feet of indoor space plus another 1,100 square feet of outdoor space for an asking price of $3,250,000. Even valuing the outdoor space as indoor space, this apartment is more expensive on a per square foot basis than the two other units in the building that are currently on the market. But this is one-of-a-kind so you never know.

Surf Shop Joins List of Tenants at One Main Street



Two Trees just leased a third commercial tenant at One Main Street, this one a surf-and-snowboard shop called Aegir Boardworks. It will occupy the 1,000-square-foot space, formerly a loading dock, along Water Street. Aegir Boardworks will join One Girl Cookies, which opened in January, and the under-construction Colonie spin-off. Both Aegir and the Colonie spin-off are expected to open this May. GMAP

Supersizing of Dumbo’s 10 Jay Street in the Works?



Several years ago the owners of 10 Jay Street in Dumbo filed plans to add a five-story addition to the commercial building. After a few stop work orders were put into place, though, the plans were never realized. This week, however, the city issued permits for “a five story vertical enlargement and one story extension” on the building. It’s unclear exactly what the purpose of the enlargement is or how it’s supposed to look, or if it perhaps represents some sort of residential-conversion gambit. Since the original plans were filed the building became part of the Dumbo Historic District so, unless the original permits were grandfathered in, we’re assuming the enlargement requires LPC approval.

What a view! This new listing on the 21st floor of J Condo has some of the best sight lines we’ve seen in a listing in a long time. The 1,600-square-foot condo also offers two bathrooms and three bedrooms (though when we looked at the floor plan all we could think about was tearing out the third bedroom to create a huge living area). The asking price of $1,495,000 is priced favorably versus other listings in the building, some of which are asking well over $1,000 per square foot. You like?

Price Bumps at Dumbo’s 205 Water Street



The Dumbo condo market is showing its muscle this week. Yesterday we reported that 192 Water Street had sold out, and today we’re seeing that prices have gone up for the remaining units at the Toll Brothers development 205 Water Street. The most expensive three-bedroom listed, according to Streeteasy, was first priced at $1,819,990 but was recently bumped up to $1,844,990. While all the increases are relatively small, it must mean the development is getting a good amount of attention. The building was 40 percent sold as of the end of last month. Sales launched last October and closings are expected this spring.

192 Water Street Sells Out



The Dumbo condo building at 192 Water Street, where sales launched last summer, is all spoken for. A broker on site tells us that closings will begin in a couple of weeks.The developers also just finished the “super graphic” on the front façade. According to Streeteasy, most of the units were listed for around $800 a foot.
