A local developer plans to raise an eight-story mixed-use building at the corner of Fulton and Franklin Streets in Bed Stuy.

Plans filed with the city last week for 1134 Fulton Street call for 117 rental units that will sit atop ground-floor retail and, strangely, parking for 75 cars on the second story. The building, to be designed by architect Karl Fischer, will also hold a gym, a third-floor terrace, bicycle storage and a laundry room.

In sum, developer Joseph Brunner’s plan will bring some 108,000 square feet of new development to the site, which currently holds a two-story retail strip that includes a Popeye’s, a soul-food restaurant and a shuttered Key Food.

The plan — first reported by The Real Deal — is pending approval from the Building Department.

  1. I was at the Goodwill yesterday between Franklin and Classon on Fulton and they are clearing out. They will be gone by the end of June. I was told that whole block has been purchased and everybody will be leaving. Does anybody know what’s going to be put up here?

    By the way, I think the glass Karl Fisher building by Grand Army Plaza is beautiful.

  2. Second-floor parking can work fine in cases where underground parking isn’t feasible for one reason or another. Maybe the subway line under Fulton makes that a no-go. Anyway, a lot of new high rises in downtown Chicago have floors like 2-5 used for parking, below apartments and above retail. You can’t even tell during the daytime if it’s done right.

  3. The Popeye has been such an eyesore, and the food is horrible. I have eaten there a twice, and let’s just say, it’s the worst fried chicken I’ve ever had, way too much salt, and the sides are all mushy, some might be from the previous day. I hope Peaches takes one of the retail space:)
