There’s something very pleasing about the almost perfectly rectangular layout of this three-bedroom co-op at 15 Clark Street in Brooklyn Heights. The fourth-floor apartment is organized around a center hall and features a stand-alone dining room in addition to three bedrooms and three baths. While some of the interior decoration is a little distracting, the place clearly has good prewar bones along with an attractively renovated kitchen. That kind of line-up doesn’t come cheap in The Heights: The asking price is $1,899,000.

Co-op of the Day: 90 Prospect Park West, #4L



This new listing at 90 Prospect Park West in Park Slope has some pretty impressive woodwork and other architectural detail, especially for a fourth floor apartment. In addition, the three-bedroom co-op has lovely views over the tops of Prospect Park’s trees. And despite the railroad-y format, the apartment actually lays out quite nicely. Only small gripe is that the main bathroom is down the hall from the master bedroom. Asking price: $1,400,000.

Co-op of the Day: 140 8th Avenue, #6E



This new co-op listing at 140 8th Avenue in Park Slope has great prewar bones and lots of natural light. Combined with its central Park Slope location and family size (three bedrooms), it’s bound to attract a lot of interest from buyers. We’re a little less jazzed by the recent renovation that created kind of an awkward foyer/dining/kitchen configuration, but we don’t think that’ll hurt the apartment’s chances. The asking price is $1,395,000.

Co-op of the Day: 40 Prospect Park West, #6C



The sixth-floor co-op unit at 40 Prospect Park West just hit the market for $749,000 three years after selling for $650,000. It’s a nice, solid prewar apartment with nice views over the tree tops of the Prospect Park. The second bedroom looks more like an annexed breakfast nook but has good windows and is big enough for a small child. The kitchen looks newly renovated but not extravagantly so.

Co-op of the Day: 18 Cranberry Street, #1



This new listing at 18 Cranberry Street raises the old “Would you rather have half a house in Brooklyn Heights or a whole house in Fort Greene?” question. This lower-duplex in a 25-foot-wide townhouse has a lovely parlor floor complete with high ceilings and original architectural detail combined with a garden-level floor that is perfectly nice but feels a little dated design-wise, like it was last renovated in the 1980s. Is it worth $2,450,000? Only time will tell.

This two-bedroom at 25 Plaza Street West in Park Slope may only be on the second floor, but it’s tree-level views are actually quite pleasant. At least at this time of year. As for the apartment itself, it’s quite big at 1,300 square feet and has two good-sized bedrooms and bathrooms to boot. And there’s a sunken living room if that’s your bag. Price: $1,080,000.

Co-op of the Day: 18 Lincoln Place, #4L



If you like ‘em long and skinny, you may have found your match. This FSBO at 18 Lincoln Place is over 60 feet long, if our math’s correct, and only about 13 feet across at its widest point. As for the finishes, the apartment is in nice shape but lacks any wow factor in either the modern or traditional sense. A big selling point is the private roof deck and the “additional roof rights” (which we’re not sure means the ability to build a penthouse or just expand the deck area). The asking price is $668,000 and the maintenance is $833, both of which seem reasonable.

This new listing at 195 Garfield Place looks like a pretty good bang for the buck. It’s two good-sized bedrooms, and open kitchen/dining/living space and lots of windows. (Floorplan here.) The only downside? It’s on the ground-floor facing the street. Do you think $699,000 is a reasonable price for this?

Co-op of the Day: 295 Saint Marks Avenue, #4A



This FSBO at 295 Saint Marks Avenue in Prospect Heights just appeared in the Brownstoner Marketplace and, frankly, we like it’s chances. It’s a real two-bedroom in a nice (if not prime) location that’s had a tasteful renovation and appears to show very well for under $500,000. (Not by much–the price is $499,000–but still…) Having three exposures is nice too. The 725-square-foot apartment has a monthly maintenance of $741. There was an open house yesterday. Did anyone go?

Co-op of the Day: 363 Henry Street



It’s hard to find a three-bedroom apartment these days in Brownstone Brooklyn. This one at 363 Henry is a little unusual. It’s the upper duplex of a Cobble Hill brownstone with a double height ceiling in the living room. We’re not particularly moved by the finishes though (pretty middle of the road, no historic detail) and you don’t get access to the yard. The asking price is $1,349,000 with a monthly maintenance of $1,020.

Co-op of the Day: 790 President Street #3R



If you don’t mind ‘em long and skinny, this floor-through co-op at 790 President Street in Park Slope has a lot going for it. Within the 70-odd-feet-long apartment, there are two bedrooms, two dens a living room, bathroom and kitchen. Unfortunately, the railroady nature of the layout means that the bathroom is right next to the kitchen and a 50-foot hike from the master bedroom. It’s a cute place that’s been tastefully renovated though and the maintenance is just $590. Asking price: $725,000.

This FSBO listing at 55 Pineapple Street isn’t huge or particularly impressive, but it is an attractive prewar pad in Brooklyn Heights at a relatively low price per square foot: The 780-square-foot one-bedroom is $485,000. One nice touch: The floor-to-ceiling windows in both the bedroom and bathroom.

This one-bedroom at 50 8th Avenue ain’t big (it’s half a floor of a brownstone or about 600 square feet) but it is attractive in a basic kind of way, and the fact that it’s on the top floor means nice natural light. Given the proximity to both the park and Grand Army Plaza, the asking price of $329,000 may not be much of a stretch. The maintenance of $611 isn’t cheap for a no-service building but not crushing either. Wonder if you could pop in a skylight.

Whoa, this co-op at 9 Prospect Park West is awesome! The Classic 8 appears to have it all: prewar charm, beautifully updated kitchen, killer park views and a gazillion (okay, only four) bedrooms. Okay, now for the bad news: The monthly maintenance on the 2,900-square-foot pad is $3,584 and the asking price is $3,300,000. If you’ve got that kind of dough to drop on a Park Slope pad, you’ll probably also be looking one floor above this, where both Apartment 15A and Apartment 15B are currently listed at $3,495,000 apiece.

The listing for this co-op at 111 Hicks Street doesn’t say who the seller is, but the interior design screams “sponsor.” The design is too bad, since the apartment itself–1,450 square feet with plentiful windows and incredible views from the 25th floor–has so much potential. As you may recall, this building also has painfully high maintenance charges ($2,683 in this case), which explains the relatively low asking price of $995,000. Too bad you couldn’t have bought this for $795,000 and done the renovation yourself.

Here’s a great co-op listing that just popped up in the Brownstoner Marketplace: The one-bedroom pad at 360 Clinton Avenue has beaucoup prewar charm, large rooms and nice window exposure. It’s also got a new kitchen and a manageable maintenance of $632. The asking price is $420,000, certainly more than a one-bedroom across the street in the Co-ops but a good deal nicer too.

Co-op of the Day: 135 Eastern Parkway, #7E



This three-bedroom co-op that just hit the market at 135 Eastern Parkway is one of the better deals we’ve seen in a long-time. Why’s that, you ask? The seventh-floor apartment has lots of prewar charm, large rooms and a total of more than 1,800 square feet (floorplan) all for an asking price of $900,000; what’s more, the maintenance comes in at less than $1 per foot for a full-service building. Strangely, the listing has one of those “bring your contractor” lines in it but the place looks pretty good to us as is.

This recently renovated co-op at 389 Union Street in Carroll Gardens just hit the market with a price tag of $620,000. It has a clean, modern feel, and the kitchen and home office areas are particularly nicely designed. While the asking price isn’t particularly cheap on a per square foot basis for a non-doorman building, but on the other hand it is a full-floor in a townhouse. What do you think?

This two-bedroom listing at 415 9th Street in Park Slope has a nice prewar feel to it and a price tag ($599,000) that’s within reach of mere mortals. There’s no elevator or doorman, but that helps keep the maintenance down to a manageable $850 a month. We suspect they’ll get pretty close to the asking price.
