Co-op of the Day: 298 Garfield Place, #4

Last summer we featured the parlor apartment at 298 Garfield Place in Park Slope which had been listed for $999,000 and ultimately sold for $950,000. Now another floor-through pad in the brownstone co-op has come on the market. This unit, on the fourth floor, doesn’t have quite the same wow factor purely because of the fact that it’s not the parlor floor. (It’s also a little smaller.) That said, it still has lots of prewar charm; in addition, it gets more light than the lower floors. To cap it off, there’s a 350-square-foot terrace off the living room. Very nice. Asking price is $945,000, definitely at the upper end of the spectrum for a set-up like this, but also definitely one of the nicer ones around.

All right, let’s get this out of the way: This apartment at 1 Pierrpont Street is on the ground floor. Okay, now that we got that out of the way we can wallow in what a gorgeous prewar pad this is. In addition to three bedrooms and three bathrooms, the 2,000-square-foot (we’re guessin’) co-op has a sizable foyer and two (!) dining rooms. The apartment sold in 2006 (presumably pre-renovation) for $1,362,000 and spent a few months last fall on the market for $2,650,000. After some time off over the holidays, it’s back up for sale with a new broker for $2,595,000. (For the same price, you can also get this house a few blocks away.) Maintenance is $2,505. How do you like its chances?

At $1,500,000, this 1,900-square-foot place at 58 Pierrepont Street in Brooklyn Heights is priced pretty inexpensively for a co-op in Brooklyn Heights in move-in condition, especially when you factor in the 400 square feet of private outdoor space it comes with. The kitchen and bathroom finishes aren’t going to win any design prizes, but those are pretty easily addressed. What do you think this’ll go for?

Co-op of the Day: 24 Monroe Place, #6D

This new listing at 24 Monroe Place in Brooklyn Heights is exactly the kind of place you think of when you hear the words, “prewar co-op.” Original wood floors, well-preservered moldings, large rooms, good layout, even a working fireplace. The only thing we’re not wild about (in addition to the $1,980 maintenance) is the kitchen renovation, which, while perfectly nice, feels a little below its pay grade to us. The ask on the two-bedroom, two-bathroom pad is $1,195,000.

Co-op of the Day: 811 Cortelyou Road, #5O

Here’s a nice prewar one-bedroom co-op that won’t break the bank. While the 800-square-foot pad at 811 Cortelyou Road in Kensington (or is it Ditmas?) feels like it was just renovated by a sponsor rather than an owner (everything’s just a little too shiny and the kitchen lacks any personality whatsoever), the overall bones look good and there’s lots of light. The asking price is $259,000 with a maintenance of $846. Sound like a fair deal?
811 Cortelyou Road, #5O [Brooklyn Hearth] GMAP P*Shark
Co-op of the Day: 209 Lincoln Place, #2C
We like the look of this co-op listing at 209 Lincoln Place in Park Slope. At 750 square feet, it’s generously sized for a one-bedroom (big living and bed rooms plus the nice bonus of a dining/office space) and, like all the apartments in this building, has lots of prewar charm. Just because it’s nice, though, doesn’t mean it’s been an easy sell: It hit the market in July with an asking price of $495,000, underwent an initial price cut in August and in October was reduced again to its current price of $435,000. So what’s the problem here? Maintenance is a not-too-painful $873. (The two-bedroom next door is also currently listed; asking price is $620,000.)

Co-op of the Day: 360 Clinton Avenue, #4M
The apartments at 360 Clinton Avenue in Clinton Hill, while not overly fancy, tend to have a comforting prewar vibe to them. This one-bedroom on the fourth floor is no exception. The 680-square-foot pad has original parquet floors as well as nice light and high ceilings. It’s hard to tell without a floor plan, but the rooms feel generously proportioned. The asking price on this one is $405,000, less than what a larger one-bedroom on a higher floor is currently asking.
360 Clinton Avenue, #4M [FSBO] GMAP P*Shark
Co-op of the Day: 114 Clinton Street, #6B
We’re really liking the look and feel of this new listing at 114 Clinton Street. The two-bedroom is a real two-bedroom (no windowless home office here) with lots of prewar charm along with modern updating where you want it (kitchen and bath). Speaking of bathrooms, there’s only one, which is likely to be the $775,000 listing’s only achilles heel. Regardless, we suspect this place will have numerous suitors, don’t you?

Co-op of the Day: 20 Plaza Street East, #B6
Even though this apartment at 20 Plaza Street East in Prospect Heights contains a couple of our pet peeves (recessed lighting in the living room and shiny granite counters in the kitchen), we’re still liking it. Nice prewar details, large rooms and nice configuration including the extra exposures in the living room and bedroom. The asking price of $579,000 isn’t cheap for a one-bedroom but given the size, location and condition not impossible at all.

Co-op of the Day: 27 Prospect Park West, #14A
This new listing at 27 Prospect Park West in Park Slope is a beauty–lots of prewar details, great location on the park, newly renovated kitchen, killer views, lots of space, etc. The only thing that makes it a little tricky, in our estimation, is the fact there are only two bedrooms. That, and the $3,150 maintenance. Still, sweet pad overall for sure.

Co-op of the Day: 89 State Street, #4
This two-bedroom co-op at 89 State Street in Brooklyn Heights just hit the market with an asking price of $795,000 and we bet they’ll get it. Why, you ask? It’s in great shape, it’s in Brooklyn Heights and the third exposure gives it more light and sense of space than your standard floor-through conversion. Plus, at this price, it’s not any more expensive as a co-op than it would be on a per-floor basis as a single-family home.

Co-op of the Day: 529 1st Street, #2
This apartment at 529 1st Street in Park Slope is quite a looker. A duplex in a former limestone mansion, the two-level unit has lots of original detail, a new kitchen and some outdoor space to boot. The three-bedroom co-op was listed last fall with Elliman for $1,950,000 and has just moved over the Halstead with a price of $1,825,000. We’re guessing there’s about 2,000 square feet of space, which makes the maintenance of $924 look pretty low.

Co-op of the Day: One Pierrepont Street
This new listing at One Pierrepont Street in Brooklyn Heights is gorgeous. It’s got impeccable prewar bones and has had some nice updates where you’d want them. The major challenge, especially given the asking price of $2,595,000, is that the unit is located on the ground floor facing the street. Based on our back-of-the-enveloper calculations, there’s a total of about 2,000 square feet. The monthly maintenance is $2,505.

Co-op of the Day: 99A Clinton Street, #1
Converting beautiful but oddly shaped buildings like churches into residences always sounds like a fun idea but it’s a lot harder to pull off in practice. This new listing at 99A Clinton Street, a former Gothic church in Brooklyn Heights, actually works better than a lot of similar spaces in terms of layout. The finishes are a little bland for the setting though in our opinion. We would have used a bunch of architectural salvage to deck this place out in a manner that fit with the numerous stained-glass windows. Regardless, good location and fun concept should carry the day.

Co-op of the Day: 135 Eastern Parkway, #1E
Ground-floor apartments are almost always a tougher sell, so it’s not really a surprise that this two-bedroom pad at 135 Eastern Parkway in Prospect Heights has had its asking price trimmed by $100,000 since it hit the market last fall. At its current price of $699,000, the 1,200-square-foot prewar apartment offers quite a good bang for the buck–as long as you don’t mind the lack of views and privacy. (For what it’s worth, this unit traded for $780,000 back in 2007.) What do you think this ends up going for?

Co-op of the Day: 100 Remsen Street, #5F
This new one-bedroom listing at 100 Remsen Street is pretty straightforward in every way. It’s a little plain, to be sure, but on the other hand it’s well-laid out and everything looks to be in decent shape. The Brooklyn Heights location is really the selling point. And the seller isn’t being greedy: The asking price of $398,000 is $6,000 less than what he paid for it back in 2005. The four other units in the building that are on the market have all undergone price cuts, though, so we guess he’s just being proactive.

Co-op of the Day: 230 Park Place, #5E
What’s the market done in Prospect Heights over the last five years? We’re about to find out. This oversized one-bedroom at 230 Park Place traded for $425,000 in mid-2006 and has just come back on the market for $499,000. The prewar pad is in nice shape with recently renovated bathroom and kitchen; it’s also got a foyer, a dining area and dressing room in addition to the standard living room and bedroom. It’ll be interesting to see what this one goes for.

Co-op of the Day: 570 Westminster Road, #F10
When this top-floor, two-bedroom at 570 Westminster Road in Ditmas Park was on the market back in 2006, we gave it two thumbs up for its generous layout and prewar bona fides. The folks who bought it back then did a lovely job of renovating the 1,150-square-foot space and it’s now back on the market with an asking price of $539,000. We’re loving this place even more now, though who knows whether the price per square foot will fly. There’s an open house this Sunday at 12:30.

Co-op of the Day: 75 Henry Street, #8H
This 8th Floor co-op at 75 Henry Street is an estate sale and boy does it look the part. That’s good news for someone who doesn’t mind doing some work though, as it’s unusual to find an 1,100-square-foot two-bedroom with a terrace in Brooklyn Heights for $699,000. This place probably looks worse than it is: At the end of the day, you’re probably talking about ripping up the carpeting, refinishing the floors and redoing the kitchen. Waddya think?

Co-op of the Day: 61 Pierrepont Street, #53
It’s amazing how easy it is to spot an apartment that’s been renovated by a building sponsor: the telltale shiny counters and Home Depot doors, among other things, instantly give it away. Old apartments shouldn’t look brand new, in our opinion. Or if they do, they should actually be modern. Such is the case with this three-bedroom pad at 61 Pierrepont Street in Brooklyn Heights. In the end, those things probably won’t hurt this place’s chances of selling near the asking price of $1,070,000. After all, three bedrooms in this part of town are hard to come by, especially at this price. What do you think?
