As Curbed reported yesterday, the eight-unit condo development at 868 Metropolitan Avenue in Williamsburg sold out in just seven weeks. (This news came via an email announcement from the team at Douglas Elliman responsible for marketing the project.) So the question now is, Was it the free Vespas they were giving away (well, throwing into the deal might be a better way of putting it) or the $400-a-foot prices? GMAP

150 Bond Finally Sells—For a Loss
The sale of 150 Bond Street, which was a House of the Day a number of times, was recorded in public records yesterday. The price: $1,400,000. The property, which was pitched as a gutted blank slate that would allow its new owner to "build your dream house in Boerum Hill," first hit the market asking $2,495,000 in March '08. The price was cut several times until it was asking $1,595,000 this summer. The seller purchased it for $1,725,000 in September '07. This one seems like it was a victim of unrealistic pricing from the get-go and a down market in which fixer-uppers are a tough sell.

A Few More Sales Trickle In at BellTel

It's not a lot for a building with 250 units, but it's something. A press release just went out yesterday trumpeting the fact that four units at the BellTel Lofts had sold recently; sales prices ranged from $559,000 to $900,000 and three of the four buyers took advantage of FHA loans. The building is now over 55 percent sold.

Stalled 4th Avenue Site Sold; Work Resuming?
Yesterday the sale of the stalled site on 4th Avenue and Carroll Street was recorded in public records for a hair over $9 million. The incomplete building, which has been a no-go for many months now—and, on occasion, scary as hell to behold—may yet be completed. A construction crew has come back to the site in the past week and appear to be doing remedial work, which is all the SWO on the property allows. There hasn't been any new permit activity in the past year, but hopefully all these signs are pointing to a future non-carcass on 4th Ave.

Big Turnout for 437 Waverly Auction

There was a big turnout and lots of bidding yesterday at the auction for the shell of a house at 437 Waverly Avenue in Clinton Hill. The first round of bidding was done privately on paper, with the highest bid coming in at $415,000. At that point, the public bidding started at $415,000 and quickly worked its way up to a winning bid of $540,000, well above what we thought it would go for (and far above the pricing widget average of $382,448. 85 State's Roller Coaster Ride

The pricing of 85 State Street in Brooklyn Heights sure has been interesting to watch, and now that the renovated five-story townhouse's sale for $3.4 million has been recorded in public records, a trip down memory lane seems in order:
9/2005: The house trades hands for $2.5 million in an estate sale.
3/2006: Only 6 months later, the 5,000-sf property flips for $3.2 million to a developer.
1/2007: The house is placed on the market by Corcoran for $5.8 million.
5/2007: Brown Harris Stevens takes over the listing and prices it at $5.95 million.
1/2008: The listing jumps to Halstead and is priced at $5.75 million.
2/2009: A series of price cuts brings the asking down to $4.2 million.
6/2009: Warburg takes over marketing but doesn't cut the price further. Listing now says: "Offered at less than cost! Stunning XXX mint Brooklyn Heights townhouse...the home has just undergone a complete renovation from top to bottom."
10/2009: The house finally sells for $3.4 million.

EDC's Deal for Wonder Wheel Park Goes Through

The Economic Development Corporation's purchase of the Coney Island land that Wonder Wheel Park sits on was recorded in public records yesterday. The EDC announced it had gone into contract with the property's owner, Ward Realty, last year, and that it would pay $11 million for the parcels, but the purchase price ended up being $9.75 million. According to an EDC spokeswoman, the Ward family agreed to reduce the purchase price in exchange for closing at an earlier date. In a press release about the purchase last year, the EDC said that Wonder Wheel Park would remain a tenant on the site through 2020 and that "the deal is the first of what NYCEDC expects to be a series of land acquisitions in the coming months as the City proceeds with its vision to create a 21st century entertainment destination and protect Coney Island’s amusement legacy in perpetuity."

20 Clifton Place Sells, Kicks Widget's Ass

The widget underprices again! We've gotten used to the pricing widget being off by 10 to 15 percent, but in the case of 20 Clifton Place, a three-family in Clinton Hill that was on the market last spring for $899,000, it was off by 20 percent. The average reader prediction was for a selling price of $679,708 and the house closed on September 24 for $850,000. Quite a difference! Meanwhile next door, 22 Clifton Place, which never was a House of the Day, also closed last month for $1,200,000, quite a bit below what it was asking when it was an Open House Pick back in 2007 and in 2008.
